Smile NEW YORK | 25-34 Jackson Ave LIC | 224 FT | 20 FLOORS

This was originally reported on YIMBY as 27-10 44th Drive:

https://newyorkyimby.com/2020/03/per...ty-queens.html

Yet the site has an odd configuration/shape being thru from Thomson Ave to 44th Drive. It is flanked by 5 Court Square (completed) and 27-19 Thomson Ave (https://newyorkyimby.com/2021/08/exc...ty-queens.html)

Excavation has begun and seems to be going on jointly with 27-19.

Architect is Hill West.

The perspective on this render doesn't make any sense. Are we looking at 44th Drive or Jackson Ave? In either case, one of the sides should be at the corner of the intersection. Just to the south is 5 Court Square. Just to the east is that 10-story unit also under construction. The image shows buildings on either side.

Anyway, I dig the height. There's a ton of construction going on along this stretch of Jackson between this triangle lot, the lot across the street (a small walkup building that will be demolished soon), Jackson West, the Eagle Lofts II, and then the new tall tower proposed for the parking lot south of the Jackson Park development.

The building on the left is 5 court, building on the right is 27-19 in the render. This view is from across Thomson Ave as far as I can tell. It runs through to 44th, so we aren't seeing the backside of the building. It is an odd shaped lot:

Thanks for the response.

Then what's going up at 25-34 Jackson Ave? The entire triangle besides 5 Court Square is fenced off and full of construction equipment right now. Is there a third tower being built here?

I think that is a new 1 story commercial building, might be part of the same filing.

Did some searching and came across these, seems the address for this is going to be 8 Court Square (vanity address I assume):

And an image of the 44th Drive facade from Real Estate Weekly:

Coming out nicely. The whole area is becoming a mini Manhattan.
