I recall back in the day when the crosswalks were painted in stars & stripes and the center had a concrete island with chains acting as a wall.

There was a McDonald's near the 13th Street subway stairs.
Every October had the annual "Super Sunday" on the Parkway.

I doubt the millennials would know any of that.

At least now you have a tower at the end of Market Street.

Good to see Camden getting revitalized. I just looked at real estate prices in Camden on Zillow, holy crap - now might be the perfect time to buy, renovate and flip, so cheap! Do Philly folks see the urban neighborhoods over there booming anytime soon? Is the Philly market pricing people across the river? I haven't been there in a couple decades and, well, you know how bad it was back then.

Booming, probably not, but things are definitely on the up and up. There is still plenty of existing housing stock in Philly to be revitalized (or more cynically, gentrified), so there hasn’t been as big of a push into Camden as of yet. It is probably a good long play, especially if the major institutions there continue to expand and build, and if NJ keeps giving tax breaks for companies to relocate. Keeping an eye on potential PATCO expansion with connectivity to some of the non-downtown developments will make things even more ripe for development. Caveat: I’m not a flipper, haha.

There’s some other good info folks provided up-thread as well that’s worth checking out.

Camden's bottomed out but it's still very much a long game. I'd expect to see returns take a 30-year timeframe to achieve in more desirable parts of town, and perhaps as long as 50 on the city periphery. As others have noted, there's still plenty of stock in Philly to work through.

The main advantage Camden could have, though -- although I don't see this starting to move renovations until the area around the MFL is mostly revitalized at the very least -- is PATCO accessibility: there are lots of places in Philly, like Oxford Circle, Fairhill, or Allegheny, that take longer to get to from Center City than the Ferry Ave. PATCO stop. It's also got that riverfront, although the bulk of it remains active port facilities.

In that fantastic street level shot taken by international hall-of-fame photographer, PhillyEngineer, you can clearly see the Camden Waterfront Tower rise above several traffic lights along East Market Street several miles away.

Wow, you're right; I remember that. You just brought back some good memories.

I remember they were talking about building skyscrapers on top of the Gallery back then; there were suppose to be huge skyscrapers at 13th and Market and Delaware and Market to but they never did it. If I remember right the one at 13th and Market was suppose to be a Transportation Complex of some sort but the one on the end of Market Street was suppose to be really tall and dynamic. Back in those days when it was delayed I spoke to Mayor Rizzo about it but he just shrugged and said, "Some plans don't happen!"

You bring back some really good memories. There use to be a drug store where that Restaurant is on 12th and Market is now; the Hard Rock place use to be drug store called Sun Ray; I use to go in there to talk to a lady who worked there.

It took Philadelphia 30 years to build a real skyline.
Probably another 30-50 more years for Camden to join the club.
