It makes sense within the internal logic of hauntings if you believe in that stuff. Older houses have seen more death, tragedy, whatever is purported to "cause" hauntings. And maybe if it's a really nice house, the spirit wants to hang on, just a little bit longer.

That actually makes sense. I'm probably one of the only people on this forum who actually does believe in ghosts, and my mother's house was extremely haunted. I can tell you from experience that when you noticed the house, it noticed you, and if you wanted to talk about it, it would give you something to talk about.

Silicon Valley venture capital legend Marc Andreessen is the new owner of California’s most expensive house.

The Malibu mansion sold for $177 million earlier this week to the co-founder of Andreessen Horowitz and his wife, Laura Arrillaga-Andreesen. The property had previously been owned by fashion entrepreneur Serge Azria and his wife, Florence.

Kurt Rappaport handled both ends of the transaction.

California’s most expensive residential property includes multiple buildings; the main residence is approximately 10,000-square-feet. The seven-acre property is located in Paradise Cove, in Central Malibu.

The Azrias bought the estate in 2013 for $41 million. It was previously owned by Hollywood producer Jerry Weintraub through a trust.

The sale broke a state record previously set by Jeff Bezos when the Amazon founder paid $165 million last year for an estate previously owned by the music mogul David Geffen. Bezos reportedly finalized that deal while sailing on Geffen’s yacht. The previous California record was set in late 2019, when Lachlan Murdoch, the co-chairman of News Corp, paid $150 million for a mansion in Bel Air. That property had been owned by the late media mogul Jerry Perenchio and had once been listed at $350 million.

The Paradise Cove deal represents the second-highest residential sale in the U.S., behind only the billionaire Ken Griffin’s $238 million purchase of a New York penthouse in 2019.

Unsurprisingly, California continued to provide the bulk of the country’s most expensive zip codes: The Golden State originated 70% of all of the zip codes on this list, including six of the top 10 priciest. And, as usual, New York came in second, providing 17 zip codes in our ranking.

Notably, New York logged three fewer than last year — demonstrating California’s more vertical price trends, as well as the pricing slowdown in NYC’s top markets. In fact, while 2020 marked the first time that no NYC zips ranked among the country’s 10 most expensive, 2021 brought another historic first for the East Coast giant: No NYC zip codes ranked among the 20 priciest in the U.S. this year, with the state represented only by the Hamptons at the top of our ranking.

The sharpest price gain was claimed by 21056 in Maryland’s Gibson Island, which nearly doubled its median sale price, surging 97% Y-o-Y to hit $3,195,000. Gibson Island was followed by 89402 in Nevada’s Crystal Bay, which swelled 68% to reach #39 with a $2.5 million median. The third-sharpest gain was claimed by 33109 in Miami Beach, which rose 66% to a $4,475,00 median sale price to become the #5 most expensive zip code in 2021.

The sharpest price contraction was registered in NYC’s Upper West Side, where zip 10069 contracted 39% Y-o-Y to stabilize at $1,663,000. As a result, the Upper West Side zip dropped from last year’s #22 to #93 this year. Notably, this zip code was actually the leader of price growth in 2020, when its median shot up 42% Y-o-Y.

A record-setting year for the most expensive zip codes in the U.S., the 10 priciest zip codes in the country now sport median sale prices of $4 million and above. All in all, the 10 most expensive zip codes in the U.S. were provided by five states (as opposed to last year’s three): California claimed six of the top 10 and was joined by Massachusetts, Florida and Washington, as well as New York, which was solely represented by the Hamptons.

Reaching a new record median sale price at $7,475,000, Atherton’s 94027 remains the #1 most expensive zip code in the U.S. for the fifth consecutive year — nearly $2 million ahead of the runner-up. Not only that, but the billionaire favorite also saw its median rise 7% Y-o-Y, suggesting that this exclusive enclave may continue to retain its leading position in the future.

As has increasingly been the case in recent years, greater Los Angeles, the vast New York metropolitan area and the Bay Area remained the leading metros for pricey zip codes. In particular, the Bay Area was yet again the uncontested leader, contributing 47 zip codes to our list — including three of the top 10 zips — while the greater Los Angeles was represented by 30 Orange and L.A. County zips.

I periodically check the estimated value of our Lincoln Square home on all the usual sites (Zillow, redfin, realtor.com, etc.), And the range of its estimated value is absurd right now, $135K from low to high!

I have no idea what's going on, but our home is nowhere near expensive enough to have a range that large (ie. we are nowhere remotely close to 7-figure land). But when I look at the median value of the estimator sites, it seems just about right to me. Not kooky high, but some modest value increase since we purchased 4 years ago.

Medians: always right there in the middle, like a nice warm bowl of porridge.

Simce Covid started, the cost of materials has shot up and therefore newer houses aren’t going to be cheap, it follows all properties will add on some value.

I was very surprised to see Huntington Beach at #14 (!), because, you know, Huntington Beach ain't all that, and then when I looked up the ZIP code, I saw that it's actually Sunset Beach, which used to be an unincorporated area on the coast just north of HB, but Huntington Beach annexed it (against the wishes of most Sunset Beach residents). Ever since the Orange County bankruptcy of the mid-1990s, it's been Orange County policy to encourage unincorporated areas to either incorporate as their own cities, or be annexed into neighboring cities, for the county to save money (because in California, unincorporated communities get their municipal services/law enforcement, etc., from the county).

Not that Sunset Beach is all that nice, but it used to have a more funky vibe than neighboring Huntington Beach. If Sunset Beach remained unincorporated, Huntington Beach wouldn't be on this list at all.

We now have 100 areas where the average price of a home is $1.4 million or (much) higher. Would be interesting to know how many $1 million zip codes exist - maybe another 100? It also illustrates how much lower the average house costs in the midsized boom cities like Austin, Nashville, and Charlotte, not to mention the not-booming midsized cities like St. Louis.

Roughly 95% of the zip codes on the list above are in Bos-Wash or Cali, with a few outposts in places like Seattle and Miami.

Chicagoland only has one zip code with a median sale price north of $1M, and it's the utterly tiny little fly speck zip code of Kenilworth, IL up on the northshore, with only 2,500 people.

That's so small it almost doesn't even really count. I mean, my zip code down here in the city has ~80,000 people (and a much more normal median sale price of ~$300K).

Just California. 70% of the list is California alone. Bos-Wash is only 25% of the list, which is fairly similar to the Bos-Wash % of the U.S. population.

sure, the balance tilts HEAVILY in favor of cali, but my point was more about how $1M+ zip codes are very few and far between anywhere outside of cali and bos-wash.

and almost non-existent in non-coastal america. the only time you find them out here in the middle 3M square miles of the nation is in utterly infinitesimal little zip codes like Kenilworth, IL.

It's a list of most expensive zip codes. I think the list says way more about California than it does anything else. If California weren't 70% of the list, you'd probably see at least one zip code from every large state, or large metro area.

It would be interesting to see a list of the most expensive zip codes / most expensive areas in the midwest. I'd wager a top 20 list would be 100% within Chicagoland and The Twin Cities.

I could see Bloomfield Hills, MI sneaking in. The prime areas aren't priced much different than the North Shore.

The problem is that zip codes aren't apples-apples, so it isn't really a great comparison. Highly dependent on whether you have a rich area of SFHs with a small zip code.

Exactly. which is why Kenilworth, IL (60043) sneaks into the $1M+ club, while neighboring Winnetka, IL (60093) does not.

60043 is ~1 sq. mile with ~2,500 people

60093 is ~8 sq. miles with ~20,000 people


you could almost certainly carve out a 1 sq. mile section of east Winnetka consisting of nothing but lakefront mansions that would easily equal, perhaps even surpass, Kenilworth in terms of median sale price, but that's not the way the zip code lines have been drawn.

I had no idea there were 4 digit zip codes on the east coast.

The first digit is supposed to be zero. It was probably truncated by Excel or something.
