Interesting! Maybe the new buyer will redesign the towers. As currently designed, they manage to make the Dade County Bar Association building look like high design by comparison.

Looks like they've shifted some sand into piles and added fencing around the lot since May... groundbreaking towards the end of 2022, early 2023?

I can believe it. Considering the city or region actually needs housing/units. Part of the price increases are lack of supply and it should fair very well if it rises soon. If they build it, the residents/buyers will arrive.

Development Rights Allocation Recorded At MiamiCentral Supertower Sites

A covenant has been recorded with Miami-Dade laying out exactly how development rights are to be allocated at MiamiCentral’s Supertower sites.

According to the documents recorded on September 7, the Supertower sites are being allocated development rights for:

2,007 residential units
49,634 square feet commercial/retail
2,136 parking spaces
Currently, the LLCs that have title to the property all appear to be controlled by affiliates of Florida East Coast Industries.

However, the company said in a filing earlier this year that it is in contract to sell the land.

Could be a situation of a shovel-ready project, with everything laid out at a cost to a developer ready to build. Profit being the leg work done to get this shovel-ready. Just my thinking.

Although this development is ripe for the market. Suppose we'll have to monitor.

Zoning verification filed to determine is a special exception the site received on January 20th, 2022 is still valid. And if so, if they have the rights to submit a new application under such exception.

The special exception states: "to assign to the Property the applicable permitted uses and development standards in accordance with Section 33C-9 of the County Code of Ordinance"

I can only hope that the site is developed into a supertall, the highest tower in not just Miami and FL, but in the entire South!!!

The FAA in the past approved supertall heights for this site! But it won't be the tallest.

If I were to remain hopeful, I'd guess brickell's FAA cap might rise in the coming years but we never know.
