This is a good one too. Gives you a sense of size of the Home2Suites, just before the BizPrint building went down.

Something I saw mentioned in the Statesman, a request for a change in zoning for a plot in the western River-Myrtle district to build approx. 30 condos. Maybe something similar to The Afton.

I saw something about that; not sure if it was in the Statesman or elsewhere, but I seem to recall their proposal was to be 3 floors. not sure why these developers don't think much bigger, like something in the 10-floor range at least. the market sure seems like it could easily handle that size project within walking distance of the CBD.

Since I'm pretty new to this, I'm not familiar with the process. Since they are going for a C5 zoning, which has no height limit, would that make it appear like they are planning on going higher? Is that a tougher thing to get passed? Would they go for a lesser zoning if they planned on keeping it to 3 floors?

I'm not sure anymore, either. I know downtown zoning is about to be fully reevaluated; boisedev has an article about it this week.

on the surface, any new development on that block would be an improvement. but why not take advantage of such prime real estate and go tall? heck, I'd love the view of downtown and the foothills from a 15-floor condo in that location (though I probably couldn't afford it).

one thing I do know is anytime there's a proposal higher than 2 floors, the NIMBY's complain about it being way too tall and it will block out the sun and interfere with the view of the foothills and threaten the orbit of the moon, etc, which drives me .

Judging by the BoiseDev article: Ludwig resigns CCDC commission post, we might see action on the Broad and 5th towers. "He previously told BoiseDev he would wait until leaving office to move forward on the project."

keeping my finger's crossed for that one.

he sold the lot for the south tower. maybe he'll combine the 9-floor and 11-floor into a single, taller tower on the north lot? would be pretty sweet.

in the meantime, I found this cool image of the grove plaza from the Grove Hotel website. looks somewhat recent (maybe last spring?)--you can see work had already started on the Home2Suites.

Nice pic. Looks really filled in there.

As for the towers, the Statesman article linked in Boisedev says:
Ludwig’s company continues to own the second property, at 314 S. 5th. And it retains a three-year option to develop the property sold to LocalConstruct’s company, Ludwig said in a telephone interview. A document filed with Ada County as part of the deed transfer says Broad Street has an exclusive option to repurchase the property.
“In the event that we proceed, that property is still part of the project,” he said. “In the event we decide that it’s not feasible economically, then it’s in the hands of an incredibly quality developer.”

according to boisedev.com's twitter, two more projects moved closer to reality, with $1.7 million from the CCDC approved for streetscape enhancements.

new proposal for the west side of downtown. this sits on the western edge of the CBD, near the river.

will include a ton of residential and 70,000sq ft of retail.

Really love these updates. Boise is looking good.

I'd have killed for this good of a downtown in the 80s, though it did have its charms.

BoDo, which is a commercial/retail area just south of the Grove downtown, is slated for a revamp. BoDo currently consists of a hotel, condo, movie theater, various offices and a number of stores and restaurants. the new configuration will still include these businesses, plus add an upscale food court.

New renderings have been shared by BoiseDev.com that show the area being transformed from a suburban/school gymnasium style to more of a classic urban look.
