"Plans are progressing to redevelop the former WTTG-Fox 5 headquarters site in Friendship Heights as a raze application for the building has now been filed.

Donohoe Development has plans in the works to build a six-story, 214-unit project at 5151 Wisconsin Avenue NW (map). An application to raze the existing building at the address was filed with DC last week..."

"There are several new renderings for a massive mixed-use development set to be built just south of Nats Park.

The development for four parcels near First Street and N Place SE at The Yards from Brookfield Properties and the Menkiti Group will deliver 671 residential units across two buildings, 40,000-49,000 square feet of retail, and a large waterfront park..."

^ They're actually east rather than south of Nats Park, but they look decent and should continue to add some visual diversity to the built form in that area (G1 with the angled balconies and G2 with its setbacks and hopefully good looking brick).

Beautiful buildings! The area south of I-395, from the Wharf to Audi the Anacostia River, has some nice architecture.

Definitely. It is going to be exciting to watch both Buzzard Point and the Bridge district, on the other side of the Frederick Douglass bridge, continue to grow.

Here is an update for a development at Buzzard Point.

"Permit issued to go vertical with Vermeer from Toll Brothers Apartment Living at 113 Potomac Ave. SW, immediately north of Audi Field. 501 units and retail over 268 underground parking spaces..."

"In September, two concepts were unveiled to the public for one of the last developable lots in DC's Mount Vernon Triangle neighborhood. Now, we are getting a sense of what those concepts will look like.

DC Baptist Church Plans 31-Unit Residential Development in Brookland

"A year ago, New Macedonia Baptist Church filed a map amendment application to make way for a new development on land that the church owns in Brookland. Now, we know what is on the boards.

The church recently submitted plans to DC for a mixed-use building with 31 apartments and 2,000 square feet of retail space on the surface parking lot at 2026 Jackson Street NE (map). The new project, designed by Square 134 Architects, is subject to the city's IZ+ program, so at least 20% of the units will be affordable apartments..."

A 500-Unit Conversion Planned For Universal Buildings on Connecticut Avenue

I took this photo this morning of a residential building at 1319 South Capitol Street, SW, that is under construction. This is directly across the street from Nats Park. Approximately 315 residential units are planned.

A welcome addition — that area is spotty in parts transitioning from Navy Yard to Buzzards Point. That’ll change with all the proposals.

I took a couple of more photos of developments in Southwest this morning. Between the Wharf, Buzzard Point, and various other developments, there is an incredible amount of growth in Southwest.

This is going to be a church with 197 apartments. This is located at 60 I Street, SW.

It looks like preliminary work has started on the development of the mixed-use building at 25 M Street, SW (corner of M and South Capitol Street). JBG is planning 249 residential units that will be above retail. A 7/11 is currently at the site.

I am not aware of what is planned for the antenna but this shows the absurdity of the Height Act. The radio tower is 281 feet but I am sure none of the tourists visiting the Mall, Capitol and Washington Monument are even aware of the presence of this tower, much less that it ruins any of the scenic views of Washington.

If a 280 tower doesn't ruin or block any views, allowing a 17 or 18 floor residential building in Van Ness or Friendship Heights next to the metro certainly won't harm any views.

I took these photos yesterday. The Rubell museum at 65 I Street, SW, is now open. There are also nearly 500 apartments next to the museum as part of the development that look nearly complete. This development is on the site of the former Randall School, which had been closed since 1982 (https://dmped.dc.gov/page/randall-school).

Michael Neibauer from the Washington Business Journal has an update on the Georgetown heating plant, which is going to be redeveloped into condos.

"Permit issued to convert Georgetown's West Heating Plant into 70 high-end condos, with a ~1-acre park and 2 levels of parking. Existing building will be demolished, minus the stone foundation walls. Architect David Adjaye. Developers Georgetown Cos. and Levy Group."

"A new project is moving forward on H Street NE that would continue the corridor's wave of multifamily development.

D.C.-based developer District Growth acquired a row of low-slung retail properties at 1000-1016 H St. NE in an $8.5M deal posted Monday to the D.C. Recorder of Deeds. District Growth founder Sanjay Bajaj told Bisnow in an interview he is planning to replace the properties with a 70-unit to 80-unit multifamily building..."
