The building will also feature an indoor parking garage with space for 55 cars, Hu said.

Those 15 apartments will be divided across 17,305 square feet of residential space, with average units weighing in around 1,153 square feet. The number of units will gradually increase as the floors go up, beginning with four apartments on the second floor and continuing up to a full-floor penthouse on the seventh floor. Pinner says condos are likely, but he’s still working out most of the details. Amenities will include a roof deck and a landscaped interior courtyard.

The Landmarks Preservation Commission Tuesday approved Fortis Property Group’s exterior design for the historic Polhemus Memorial Clinic at 350 Henry Street in Cobble Hill, part of its recent acquisition of the former Long Island College Hospital development site. However, Landmarks did request one change: No new balconies, the Brooklyn Eagle reported.

Residents and LPC commissioners alike were vehement about the need to remove proposed balconies from the plan. They did not mince words, calling them “inappropriate,” “eyesores,” and “ugly, cheap appendages,” according to the Eagle.

Built from 1896 to 1897 and designed by designed by Marshall Emery, the 43,187 square-foot Polhemus Memorial Clinic originally served as a public clinic. Fortis plans to create 17 condos in the building.

Although the balconies were nixed, Fortis plans other changes to the French Renaissance Revival style structure. A pedestrian bridge connecting the building to another former LICH structure is slated to be removed, and some windows are set to be enlarged.

As well, skylights will be removed from the roof, giving future condo owners more outdoor space. The request was to “modify masonry openings, alter a ramp, remove and construct rooftop bulkheads, remove a sidewalk bridge and skylights, replace brickwork; and install planters, railings, balconies, louvers, and an awning,” according to the LPC calendar.

Developers have been trying to build on the vacant lot since 2005, but Ilan Bracha of B+B Capital finally managed to get DOB approval for a seven-story apartment building there in March. Plans call for 30 apartments spread across 20,676 square feet, yielding very small average units of just 689 square feet. A 3,400-square-foot nonprofit art gallery will occupy the cellar and first floors, followed by six floors of apartments.

The second floor will hold seven units, followed by seven units each on the third through fifth floors, five units on the sixth floor and a full-floor penthouse for the top floor. Of course, there will be a roof deck and 15 parking spots—as zoning requires.

The parking garage will be on the ground floor, but the rendering doesn’t show where the entrance would be. The developer is only able to include the art gallery by counting it as a community facility, which gives the building a small boost in floor area. Otherwise, 200 South 3rd would be yet another Williamsburg development with a parking garage instead of an active ground floor, because the city generally doesn’t allow new retail on the neighborhood’s side streets.
