Construction Complete At 2315 North Front Street In East Kensington

Construction Underway At 1700 North Front Street In Olde Kensington

The large-footprint structure replaces a block-spanning parking lot bound by the elevated-train-capped Front Street to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot structure will include 123,218 square feet of residential space (including 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite) and 16,429 square feet of retail. The project will also offer parking for 70 bicycles.

Permits list Equinox Management and Construction as the contractor and indicate a construction cost of $13 million.

Massive Bellwether District project ahead of schedule with preparations underway for Phase 1 construction

Three years after beginning a massive overhaul of the former Philadelphia Energy Solutions refinery site in South Philadelphia, Hilco Redevelopment Partners has finished abatement and demolition on 95% of the property. The Chicago company is now preparing part of the 1,300-acre site for the start of construction on Phase 1 of its Bellwether District in the fourth quarter of this year.

The firm and its joint venture partner, Caisse de dépôt et placement du Québec, received a $500 million loan in January 2022 to fund the Bellwether District redevelopment.

HRP is planning two industrial buildings in the first phase of construction, one with 700,000 square feet of logistics space and another with 325,000 square feet.

Site preparation is now beginning for Phase 1 of the industrial park. HRP is raising the site out of the 100-year floodplain and raising the building slabs out of the 500-year floodplain. The buildings are planned to be LEED certified as HRP emphasizes the site’s transition from a polluter to more environmentally friendly buildings.

HRP expects the first two industrial buildings will take a year to build once construction starts. They’re being built on spec, but Chused said prospective tenants have already been asking about the property. He plans to start marketing the site more formally in the next two months.

Demand for industrial space has been high throughout the Philadelphia region in recent years. Chused said the average industrial building in the region was built in 1958, only 1.9% of industrial space is vacant and only 6.5% of the supply is considered Class A.

On the north side of the campus, the first phase of life sciences development is planned to include three buildings. Two would have 150,000 square feet of life sciences space and a third would have 180,000 square feet. Those buildings are still being designed and are a few months behind the industrial timeline, Chused said.

“I feel like we’re in the second inning of the project,” Chused said. “The first inning was removing the refinery. The second inning is really now just beginning. It’s an exciting place to spend our careers.”

First look: The Battery, a former PECO power plant redeveloped as apartments, nears debut in Fishtown

Lubert-Adler Real Estate Funds is putting the finishing touches on The Battery in Fishtown, with pre-leasing for apartment tenants at the 500,000-square-foot campus underway ahead of a planned opening in July.

The former PECO power plant at 1325 N. Beach St., situated on an 11-acre site next to Penn Treaty Park along the Delaware River, was acquired by Lubert-Adler for $14.24 million in 2019 and redeveloped into a mixed-use property with 173 apartments, 135,000 square feet of office space and 100,000 square feet of event space.

“People are stunned by what we’ve done and what we’ve accomplished in the building,” said Leonard Klehr, vice chairman of Philadelphia-based Lubert-Adler. “It truly is a terrific space.”

The residential portion of the development includes 128 unfurnished apartments intended for long-term residents and 45 furnished apartments designed for short-term renters like wedding guests and travelers. The residential portion of the development is planned to have a rooftop splash pool, concierge service, on-demand laundry and dry cleaning, dog walking and pet care, house cleaning, a wellness center and a golf simulator.

Because the power plant was dangerous to the public when it was operating, a barbed wire fence surrounded the property. Lubert-Adler tried to reconnect the property with the neighborhood around it by extending Palmer Street from Beach Street to the waterfront. In conjunction with the Delaware River Waterfront Corp., a multi-use trail is also being built along the riverfront from Penn Treaty Park to the north through the property.

Cescaphe, a Philadelphia wedding planning company, will operate the 25,000-square-foot wedding venue. An additional 75,000 square feet on two floors will be available for special events in the former turbine hall, the space where electricity was produced. It has a 70-foot ceiling height. The ceiling, columns, arches and windows are reminiscent of 30th Street Station, the train station built in 1933. Sentral is the property management company overseeing the entire building.

Saint Joseph's University to start $300M in Hawk Hill development projects. Here's what's planned.

Saint Joseph's University is starting construction on a new residential hall in the fall. When it does, it will set off a domino effect of new projects that will transform the campus over the next five to seven years.

St. Joe's plans to spend some $300 million on projects as part of the school's master plan, originally released publicly in 2019. That plan includes the new residence hall, demolition of two of the school's older buildings, an addition to its science center, a new student center, renovated campus recreation facilities and an expansion of athletic facilities.

To fund some of those projects, including the residence hall, recreation center improvements and the 35,000-square-foot science center addition, which are part of the first phase of the master plan, the school issued a $200 million bond last year.

St. Joe's expects construction on its 578-bed, nearly 250,000-square-foot, six-floor residence hall to begin this fall. It will be the school's largest building, according to public documents, and will sit on Cardinal Avenue across from the 11-year-old Villiger Hall. The two halls' exterior appearances will mirror each other.

The buildout of the residence hall is expected to take 18 months, Kender said. Once complete, the school will raze the 43-year-old Sourin Hall and the 53-year-old LaFarge Hall, which sit across the street at 2449 and 2425 Cardinal Ave., respectively. The dormitories house first-year students. Kender estimates the demolition process for both buildings will take six to 12 months and will clear the way for construction of a new 215,000-square-foot student center. An exact timeline and cost for the center is still being determined. In the meantime, the school will make improvements to its existing Campion Student Center this summer.

A not yet mentioned benefit of I-95 being reconstructed south of Girard is that Spring Garden Station on the MFL is being completely rebuilt.

I hope the Spring Garden station will get sound barriers. It's awfully loud. I hope to see larger station overall and not such a tight entrance

Yeah please Sixers no Disney world Epcot faux Chinatown stuff. That being said, I do love the hanging lanterns that Chinatown in San Francisco has. It really makes the street more festive and inviting. 10th Street would look awesome with those and would actually be a legitimate spot unlike Filbert.

It would be nice if Chinatown development more of 8/9th street. I know there is a lot of government buildings in the way but also available parking lots. Maybe more store fronts too.

lol. That is unbelievable. Although....maybe if they only allowed Chinatown specific restaurants to move into Filbert Row, they would consider that as something acceptable.

Walnut Street update

OK, can't confirm all these rumors 100%, but like 75% sure these are accurate for a Walnut Street update:

-Aritizia is still coming, just delayed on a few things including financing

-I heard now that the Stephen Starr restaurant concept will be one restaurant with a different concept/theme/decor on each floor. Outdoor seating on Walnut as well. I originally heard this was a Pastis but it seems like this may not be accurate. Starr is still looking to bring Pastis to Philadelphia as well but not at this location?

-Throw a Chestnut Street update in there. Sunglass Hut is coming to 1703 Chestnut

-Swarovski is maybe coming back to Walnut?

-Laser Away is coming to the old Club Monaco spot

-Goorin Bros is coming back to Walnut to the old Townhome spot at 1616 Walnut

-National Apparel is coming to the old Jack Wills spot at 1617 Walnut. No longer Nike. Nike is in negotiations to lease another spot?

-Louis Vuitton is coming to old Free People spot at 1625 Walnut

Nike on Walnut will be cool. I assume Sunglass Hut is closing in Liberty Place then?

And I still don't believe Louis Vuitton is opening, but I will own up to it if I am wrong .
