Three towers ranging in height from 15 to 28 stories will sit atop the station, along with the 80-story tower south of the station. The station itself will be elevated 50-feet, allowing for streets to pass through underneath.
Construction on the rail line is expected to begin within the next few months.
John Guitar, Senior Vice President, Business Development with All Aboard Florida, will be discussing plans at the Commercial Industrial Association of South Florida‘s (CIASF) next monthly meeting, scheduled for Friday, June 13.
Guitar is responsible for the development and leasing activities for the stations and transit oriented development in Miami, Fort Lauderdale and West Palm Beach.
Guitar has more than 22 years of experience in the commercial real estate business. Before joining the All Aboard Florida team, Guitar was Vice President at Flagler Development and was responsible for real development and asset management for Flagler Development’s Asset portfolio which included 12 million square feet in Jacksonville, Tampa, Orlando and South Florida. He was also responsible for the sourcing of new development opportunities and acquisitions for the company within the Florida region.
1 Million Square Feet Of Residential At Station, But Majority Commercial Space

About the Station:
All Aboard Florida’s Miami station will serve as its primary, multimodal hub and a true “live-work-play-commute” urban environment.

The station and surrounding transit-oriented development will encompass nearly three million square feet and span two sites:
A nine-acre transportation hub in downtown Miami just east of Miami-Dade County Hall – to include mixed-use development with residential, office, commercial, and a retail concourse.
A two-acre multi-use complex in Historic Overtown at the corner of NW 2 nd Avenue and NW 6 th Street – to include mixed-use development with retail, commercial and parking to support and enhance the transportation hub
Terminal to feature a mix of premiere and unique dining options, shopping, and entertainment:
Approximately 2 million square feet dedicated to office/commercial development.
Approximately 1 million square feet dedicated to residential space.
Adequate parking space allocated to support the development.
Downtown Rail Station Approved; Groundbreaking Set For September

County commissioners unanimously approved All Aboard Florida’s plan to build a rail terminal in downtown Miami at a zoning hearing last week.
Jose Gonzalez, a representative of the rail company, told commissioners that groundbreaking for the station is set for September. Site work at the project will begin in August, leading to the loss of hundreds of parking spaces currently on the site.
The hearing lasted just ten minutes, and mostly consisted of commissioners showering praise on All Aboard Florida. Commissioners were invited to attend the formal groundbreaking ceremony.
City of Miami officials were also granted a say in the design, and joined county staff in granting unanimous approval.
The first phase of construction will cost $150 million and include mostly station and retail space. Eventually, the project could include office, hotel and residential use.
All Aboard Florida Closes Parking Lots To Prepare For Construction

Four parking lots in the heart of downtown Miami were closed last week by All Aboard Florida to prepare for construction of a $150 million rail terminal.
The lots had been managed by the Miami Parking Authority on behalf of All Aboard Florida and its parent company. Miami Parking Authority Chief Executive Officer Art Noriega confirmed that lots A, B C and D were closed at the end of last week at the request of All Aboard Florida. They had initially been planned to close on July 1, but AAF requested that the closure be delayed.
Noriega said that other garages and lots in the area will be able to accommodate the demand for parking in the area, although some motorists will have to walk an extra block or two.
Financing for construction of the rail terminal is in place. Prep work is expected to begin immediately, with an official groundbreaking ceremony in September.
“Office buildings are our factories – whether for tech, creative or traditional industries we must continue to grow our modern factories to create new jobs,” said United States Senator Chuck Schumer.
Downtown Train Station to be Called MiamiCentral, Be Huge

This of course is a derivative of the nickname that many have already given it "Miami Grand Central Station", and is quite snappy. In addition to that, and announcing the official leasing agents, blah blah blah, the three million square feet project, encompassing the main station block as well as the site in Overtown, will include 1,100 residential units and 800,000 square feet of office space in multiple towers. The first two office towers will contain 215,000 square feet of leasable space total. Oh, and 200,000 square feet of retail, which is basically a small-ish mall.

Also included are never before seen renderings and plans for 700 MiamiCentral, a retail, office and parking complex that is being built on Overtown CRA land known as Block 56 (a parcel known as Block 45 is being developed separately by Don Peebles and Barron Channer.)
In total, 178,000 square feet of retail is being offered at the station. A 32,817 Food Hall anchors the retail space – smaller in size than prototypical Publix and Whole Foods stores.
At 700 MiamiCentral, the focus appears to be mostly on providing parking for the station, with 1,180 spaces being built there. Also being built on the Overtown land – 36,500 square feet of retail space, and 109,000 square feet of office space. Delivery is promised for December 2016.
Suffolk Construction is the contractor for the project, and construction is expected to begin soon.
MiamiCentral Will Have a 1 Million Square Foot 'Supertower'

Massive MiamiCentral train station would be a new urban hub downtown

The parking lots on the four blocks the complex will occupy are already gone, closed off by an opaque construction fence. Suffolk Construction has been hired to build the complex.
All Aboard executives hope to start construction work by the end of the year, a timetable that county officials say appears feasible.

The first image on the first post is really just a mass model, but its not the official design. Most likely concept. Since this is being built in phases, I don't except the renderings to come out very soon for the supertall. Expect the station and smaller skyscrapers to be built first.

The exact figures haven't been revealed officially. The allotted space for commercial, retail, and residential are preliminary. Tentative for now and is subject to change; for the supertall tower (Mass model at this point). Keep in mind though that the true scope of these large projects is heavily tied to the economy. Since they are being built in phases, all it takes is a economic tumble and we may see a large reduction. But for now, everything is running smoothy, and most of these projects are on track and will be built out fully. (Paraiso, WorldCenter, ABF, ect.)
The current site is mostly parking lots in which the station, and the bulk of the project which sits a top of it will be built.
