St. LOUIS | One Cardinal Way | 320 FT (95M) | 29 FLOORS

Tax incentives for Ballpark Village (Phase II) is making its final rounds with the city's various departments and Board of Aldermen that must sign off on the incentives.

The $220-million, second phase will include a 29-story tower with about 300-units overlooking Busch Stadium.

The residential apartment tower will be made of glass and steel and will rise on the east end, and a large 10-12 story Class-A office building on the west end.

Retail and restaurants will fill in the center.

Last Friday, the Board of Aldermen voted 17-6 in favor of granting the St. Louis Cardinals and the team's development partner an additional $16 million in tax incentives as part of the second phase of the development.

The final vote is expected this week and is expected to pass.

Yep, the region is finally on a roll. St. Louis is slow at first, but once it gets going, it's good. More towers are currently being planned. I hope they all get built.

Well at long last this one is getting moving. Official groundbreaking will be on Dec 14th. The updated Phase 2 includes a Loews Hotel, 29 story apartment tower that will be ~320', and an office building. The apartment tower is being constructed first according to press releases.

New Skyscraper announced!

Another skyscraper is planned for the community college building at 300 South Broadway across from Busch Stadium! They plan on tearing down the current 6 story building to make way for it. It will be another apartment tower and will rise 33 stories. St Louis finally has several towers planned or going up!

According to a friend of mine, A tower Crane should be up on site for the tower by the second week of February (or even a little bit before depending on the weather).

The name of this is no longer BPV2, it is now One Cardinal Way. If someone could please merge the two existing threads, it would help.

This is extremely U/C. Can we please get a mod to move the thread? Tower crane up on the Office/Loews Hotel portion of the site and foundation drilling and excavation has been going on for 3 months now and is wrapping up on the Residential portion.

FOR A MERE $1435 a month (before utilities) you can rent a Studio apartment of 571 square feet at One Cardinal Way (This project). Then, if you are a high roller, you can get a bi-level penthouse of 1134 square feet for a mere $7,935 a month (before utilities). Dogs and Cats are allowed if they are under 85lbs for only $50 additional a month. I would rather spend my money on an apartment elsewhere and not pay these outrageous rates.

According to the Leasing Office ladies, the building has 91/297 units occupied (36%) at One Cardinal Way and they expect this pre-lease numbers to cross over the 50% threshold by May. They are "fast tracking" Two Cardinal Way because of this.

The site that has the tower crane erected isn't technically BPV 2, but actually is the Lowe's hotel and adjacent office building on the other side of the development.

Pilings are still being done for the actually BPV 2 residential tower, visible in the background.

It's pricey but I don't think this building was catering to your income anyway. This is obviously for high-rollers.

A few things regarding this...
1. Tower Crane is finally up for it (Tower Crane 3 on site)
2. The parking ramp is going in
3. All footings are in place.

Construction is now going skyward!
