The glass will really be a make or break (no pun intended) on this one. The design is killer. I really hope it's more River Point and less 300 North Lasalle

Nope...

Just site exploration.

Remember, the project covers the entire 1/2 block.

No premier tenant has signed on to the yet project either.

^When I spoke to the demo crew a month ago, they told me they had two months-worth of removing old foundations so that caissons can commence. Since they're not digging 30' deep to facilitate a new parking lot, this should definitely be considered "site prep"

Then it's only 1/2 site prep as only 1/2 the site of the proposed development is being disturbed.

And again, no primary tenant has yet signed on to our knowledge.

Work is defined as force * time. This is site prep, just low effort, as they're in no hurry.

True as of this moment there is no signed deal. My understanding is that we are still very close to at least one major deal. It won't be long now......

Can you tell us if this is a tenant relocating from the suburbs, already in CBD or out of state?

^ Sure - those that at least I know of that are looking hard at this one would all be CBD relocations........not to say that there couldn't be 1 or 2 in the other categories I just don't know about......

^ Yeah, that was my first reaction as well. If this first anchor landed is over 400,000 sq ft, I have no doubt whatsoever that Tishman will opt to put up the approximately 750' version (53 or 54 stories) of this tower......

Every single other major office tower this cycle - River Point, 150 Riverside, and 151 each went with larger of a couple different versions after sufficiently sized anchors were secured.....

Then it must be Sidley I presume. I was actually thinking this first one would be in banking/finance (know a couple names there that are/were running hard at this one, but don't want to mention just yet)......If you remember, I was at first guessing Sidley (in the case of it being a law firm) when (later learned it was CNA which I correctly guessed when you mentioned it was not law) large mystery tenant was deciding between 151 and 130........Sidley moved into One South Dearborn when it opened I believe around 2005, so timing does make sense here.....as would the prospective size of this deal, as law firms are utilizing more efficient layouts/higher densities in their space than they had 10 or even 5 years ago. If they occupy nearly 600,000 sq ft or so now, it would't surprise me if their new space was on the order of 400-450k sq ft.....
