Developers Working On New Brickell Project

Alta Developers may be working on the buyout of a co-op on Brickell Bay Drive, with the goal of demolishing and building a new project.

In May, the developer formed an affiliate called Alta 1430, LLC.

In June, Alta representatives met with city officials to discuss a possible rezoning of a property on Brickell Bay Drive.

The developer could be targeting 1430 Brickell Bay Drive for buyout. The property is structured as a co-op rather than a condo, with owners holding share in the company that owns the property rather than individual units.

Bay Shore Cooperative, the controlling entity, has a right of first refusal on any sale, records show.

Although the property has an unobstructed view of Biscayne Bay, the 97 units in the existing building are small and cheap.

I think this will be very tall given the prime location and probable rezoning amendment. What is currently here is a sacrilege. This is a first-rate property opportunity for a slender residential (Condos ideally).

I'm hoping its rezoned to allow for greater density. Something in the range of 500 units might work.

Luxury Condo With Helipad Planned By Alta At 1430 Brickell Bay Drive

Alta Developers’ founder says they have commenced buying out owners of an older condo building at 1430 Brickell Bay Drive, with plans to demolish and rebuild.

An anonymous tipster tells TNM that the buyout is hostile, with owners being offered “pennies on the dollar.” The building is going to market at a starting price of $65 million, he said.

Alta’s Henry Pino posted a message on social media, saying that the new development would be ultra-luxury and include a helipad.

The developer has already met with city officials about rezoning the property.

Just a matter of time before that row of old 1960s condo towers along Brickell Bay Dr meet the wrecking ball. The amount of real estate those old towers waste with surface lots alone are probably worth as much as the buildings themselves.

I'd say 20 years ago, those parcels made sense with the current, existing structure, but 2018 and beyond, given the great rise of Brickell and its proxies, all waterfront land needs to be utilized to the fullest extent.

Just a guesstimate, but 1430 Brickell looks to be at least over 800 ft. I'd say 850' just eyeing it.

Alta Developers wants to build a 48-story condo tower at 1430 Brickell Bay Drive, but must overcome some hurdles.

Zoning is one issue. The lot is currently zoned for an eight-story tower, and developer must convince the city to allow for 48 stories (as it once was prior to being down-zoned my Miami 21). To do so, the developer will collect signatures from area residents to bring to the city, principal Henry Pino told the SFBJ.

Buying out the co-op is another issue. Alta has purchased several units at well above market price ($400,000 for a unit listed at $189,000) to “to let people know we are serious.” The developer wants to place all units in contract subject to rezoning.

Pino says the property is worth $20 million with 8-story zoning and $65 million with 48-story zoning.

The architect designing the 48-story helipad-topped tower is Behar Font Partners.
