Developers Working On New Brickell Project

Bay Shore Cooperative, the controlling entity, has a right of first refusal on any sale, records show.

Although the property has an unobstructed view of Biscayne Bay, the 97 units in the existing building are small and cheap.

I think this will be very tall given the prime location and probable rezoning amendment. What is currently here is a sacrilege. This is a first-rate property opportunity for a slender residential (Condos ideally).

I'm hoping its rezoned to allow for greater density. Something in the range of 500 units might work.

Just a matter of time before that row of old 1960s condo towers along Brickell Bay Dr meet the wrecking ball. The amount of real estate those old towers waste with surface lots alone are probably worth as much as the buildings themselves.

I'd say 20 years ago, those parcels made sense with the current, existing structure, but 2018 and beyond, given the great rise of Brickell and its proxies, all waterfront land needs to be utilized to the fullest extent.

Just a guesstimate, but 1430 Brickell looks to be at least over 800 ft. I'd say 850' just eyeing it.

^ Cool design but considering it sits only a block away from the Four Seasons I doubt it will surpass its height of 789 ft. | 240 meters.

Alta Developers Needs Rezoning To Build 48-Story Condo

Alta Developers wants to build a 48-story condo tower at 1430 Brickell Bay Drive, but must overcome some hurdles.

Zoning is one issue. The lot is currently zoned for an eight-story tower, and developer must convince the city to allow for 48 stories (as it once was prior to being down-zoned my Miami 21). To do so, the developer will collect signatures from area residents to bring to the city, principal Henry Pino told the SFBJ.

Buying out the co-op is another issue. Alta has purchased several units at well above market price ($400,000 for a unit listed at $189,000) to “to let people know we are serious.” The developer wants to place all units in contract subject to rezoning.

Pino says the property is worth $20 million with 8-story zoning and $65 million with 48-story zoning.

The architect designing the 48-story helipad-topped tower is Behar Font Partners.

48 stories doesn't sound like a super-tall to me . Its nice, but not super tall
