Clause in the agreement to purchase the existing parking lot 300 St. Mary is located on does not allow general parking on the site. Only for apartments building tenants and visitors to the commercial sites.
The previous owner probably got their money already so I don't think there is any incentive for them to remove the clause to make it easier to market the building.
Off the top of my head this clause expires in 2040 or 2045 from what I read in the trustees preliminary report.
