New spec building set to break ground at Navy Yard/New Park opening

Liberty Property Trust is scheduled to break ground next week on a 94,000-square-foot speculative office building at the Philadelphia Navy Yard.

Liberty and its joint venture partner, Synterra Partners, are moving forward with the office project even though they have yet to secure any tenants.

The decision speaks to the overwhelming demand for office space at the Navy Yard. It also underscores how, in a short amount of time, the South Philly campus has become as one of Philadelphia’s most desirable office submarkets.

Liberty will unveil the design of the building and hold the ground breaking on Tuesday. At the same time, it will also officially open what is being called Central Green, a 5-acre park designed by James Corner Field Operations.

I saw that yesterday, but they definitely seemed to blend the IH area with Market East in general. They have already had similar pieces about what is happening on that part of Market so I don't think there was much new in this one aside from talking about the changes at the Rohm and Haas building and the 5th and Walnut condos.

Has anyone seen what's happening on the "front" entrance to the the liberty place retail complex on market? I went past there last week and saw some sort of construction underway to the ground floor retail space and the area around that northern entrance.

There are tents set up today by Dilworth Park and they have people talking about urban planning and things. I saw DVPRA, SEPTA, PATCO, and an INDEGO table.

On a side note, has the city been installing new bus stations already? I think I saw one on the corner of Broad and Arch.

A pretty significant project is coming to upgrade chestnut St. bridge and schuylkyll ave near 30th street.

Dalian seems to be growing very slowly vertically. The first crane has been there for a while and yet there isn't much steel there at this point.

The building at 3rd and Market looks pretty good- pretty traditional and boring, but still a nice addition that fills that gap.

That's the prototype at Broad x Arch. DIGSAU designed the shelters and put that one up relatively recently as a model. I was walking up N. Broad a few weeks ago when it caught my attention. Looks great.

If so, I really like it. Nothing hokey about it—just bold lines, looks very sharp. I actually think this is a very exciting topic, bus shelters. They are a huge part of the streetscape and play a big role in setting the tone for the city.

1501 Walnut will be an AT&T store
