There have been no new renders seen publicly as of yet. I don't know whether the expected changes mean they'll have to return to CDR, since this would be entirely different massing than we've seen. Or, who knows, maybe they found some way to stick with their original plan, Jefferson's heliport notwithstanding. We really have nothing to go on but the additional demolition zoning permits and what was told to the head of the Preservation Alliance when he inquired about those.

walked past this today, absolutely no action to report. Just a fence with a lot of logos for the developer and architect and contractor. Been looking like this for a while now.

FAA notwithstanding, a new proposed zoning overlay shows a 182 foot limit for that corner, per this post today from DudeGuy in the Lowrise thread:

That's quite a hit. 182' on just the Wendy's site would still be great, but I'd be surprised if that's the way this goes.

Somewhat, Just issued last Friday was this "Commercial - General Building Codes Preliminary Review," Preliminary Approval PA-2020-009326 (Completed). Note that we have indications from knowledgeable people that the two 11th St properties included below are no longer part of the plan and will not be demolished after all. That leaves us with 1105 & 1107 Walnut expected to be demoed.

DETAILS
Review: General Building Codes Preliminary Review
Type: Formal Plan Review
Approved Scope of Work: Preliminary Project Meeting Completed on 06/04/2021
Number of Stories of Work: 20
LOCATIONS
Address
Primary Location: 1101 WALNUT ST, Philadelphia, PA 19107-4918
Specific Location: 1101 Walnut, 1105 Walnut, 1107 Walnut, 138 S. 11th, and 140 S. 11th Street

The 1101 Walnut project, which now is set for 20 stories, may not be subject to that exact limit.

From the Washington Square West Civic Association's facebook page, "Note that this ordinance will not affect proposed developments that have already attained zoning approval."

EDIT: Here's a lot more detail in the announcement for WashWestCivic's meeting last month: https://www.facebook.com/washwestciv...69563679722814

Yes, provided it’s factual.

FWIW, this building received “preliminary approval” from L&I on June 3. Whatever that means.

I had pasted the more informative eclipse view of that "Commercial - General Building Codes Preliminary Review," Preliminary Approval PA-2020-009326 (Completed) a little further back in the discussion. [Eclipse dates the same document as issued June 4, because atlas and eclipse seldom agree on exact dates. See left hand vs. right hand.]

Only almost everything is wrong in that report. And yes, *part* of the site has been cleared as most of us knew.

Johnson Kendall Johnson and Ernest Bock and Sons both have signage up on the construction fence.

1105 has demo permits posted. I asked a worker at the Top Tomato if they were asked to leave and whether or not their building was also on the chopping block, to which he said “we’re working on it, yes, but that is eventually the plan.”

Good to see this moving forward, but definitely don't want to see those buildings on Walnut demolished and businesses displaced.

And note the irony that one of those businesses displaced will be Cecil Baker + Partners at 1107 Walnut.

Just a small update about this: while I was out walking, I noticed a sign stating that Top Tomato will be moving to 116 S. 11th Street, which is a bar space at the corner of 11th and Sansom. It didn’t mention a specific date, however

The former Smokin' Betty BBQ location, but hat's kind of old news, per this June 2nd Michael Klein column:

--quote--
Top Tomato, the Walnut Street pizzeria, is fixing a takeover of the shuttered Smokin’ Betty’s at 11th and Sansom Streets.

I really hope whatever building ends up going in at this corner has a retail/commercial component. Giving multiple street-level businesses the boot and not replacing the commercial activity would not be good for that corner.
