308-316 Congress

A developer reviewed setbacks, building preservation and underground parking with the Historical Landmark Commission for a ~551,000 SF tower to rise above 308-316 Congress. The proposal does not include the surface lot next door.

I’d guess a floor count around 35-stories, maybe more. For reference, 500 West 2nd is 500,000 SF and stands 29-stories. It sits on a larger footprint without setbacks.

So far all of the tower over historic building(s) proposals in Austin have failed. These three were all great projects:

Lavaca Motto by Hilton hotel
416 Congress hotel
Masonic Lodge Tower

I can't imagine how Toronto could build much of anything without allowing towers above heritage buildings (or facades at least) or just completely demolishing them as they used to. The majority of building facades they are preserving are pretty run of the mill in Toronto yet are significantly larger and more elaborate than even the grandest historic structures in Austin. I think the DAA should start funding Toronto historic preservation tours for members of Heritage Austin and the Historic Landmark Commission. Then they could actually walk down the streets and realize it is possible to keep the historic streetscape experience and meet modern development needs at the same time.

South Congress Tower Plan Adds Height, Housing, and Rooftop Beekeeping

And it begins!!! That's that super block I was talking about. Such a great opportunity to connect the South Congress area with downtown. I feel like the west side of Congress with the Embassy Suites, the bar, and the Yeti store all feel very walkable, but that east side could use some work. Giddyup!

Would that be the tallest south of the river so far? I forget the heights of the others.

Neither of those exist yet. This would, if built, be the tallest, per Drummer’s inquiry, so far.

I didn’t say they do exist.

Yes, 315 S Congress will be the tallest building away from the river on the south end. I believe Drummer was asking out of all the proposals so far for the area, would this one be the tallest? Which it would not be.
