The lot immediately south has been through CDR but has since stalled out. It feels like this sudden burst of life could be the momentum this project needs to get off of the ground.
Well in a unrealistic dream world, it would be awesome to see both rising at the same time but logistically that will never happen lol. Not sure why 19th & Sansom is stalled unless they're still in negotiations and/or coordination with SLC on moving forward. That said, I'll lean toward this one because it's further away from The Laurel project, as not to interfere with traffic flow, and probably doesn't require as much internal restoration as 19th/Sansom and the structure is easier to start an overbuild

Not out of nowhere at all. This easement has been in the works for over a year as of this month. Last February 1st (2022) the Preservation Alliance applied to the PHC to withdraw their historic nomination of the Aldine property in order to finalize a preservation easement in lieu of designation: https://www.phila.gov/media/20220201...t-withdraw.pdf

Excerpt of the Alliance’s 2/1/2022 letter to PHC:
The Preservation Alliance and Sam’s Place Realty Associates, LP, have entered into an agreement dated January 31, 2022, to place a private preservation easement on the property which will provide the same historic preservation protections on the property that the Alliance initially sought to safeguard with the nomination.

As we enter into a negotiation period to draft the easement language, the property owner has agreed not to alter the façade or exterior of the building in any material way. The property owner is permitted to make routine repairs for necessary building maintenance.

Seems like this and the building directly to the south will be under construction at the same time. That area is going to be wild for a few years

The CCRA meeting for this one just finished. I wish they had linked the pictures from their slides. The building looks good overall. I was able to get one picture that I've put below. Hopefully the metal panels that frame the windows are high quality. This has the potential to look really good if it's done well.

No worries! Happy to contribute. Also, CCRA said the public CCRA meeting for Harper 2 (the project directly south of this) will be coming soon. They seem pretty convinced both projects will rise at about the same time. Absolutely bonkers to me that we're getting this level of density. It's so cool to see. I emailed CCRA to see if they can send the slides from tonight's meeting. If they do, I'll post all of the renderings here.

I like this one. Looks like a tower out of Toronto. Honestly, as long as Rittenhouse and WSQW can densify Ill be happy. The second and third order effects will be great for QOL.

That's the same thought I had. If it's done well it'll be an amazing building. I do wish they'd continue the white framing all the way around the North side but I'll take it. I absolutely love that they're not doing any setbacks at the street wall. It'll look so imposing from street level.

Leaked renderings from late 2020 had shown more brown on the building, but I like this iteration more
