The midtown Manhattan development includes 60 apartments spanning the tower's 84 stories and the adjacent Steinway Hall building.

The designers behind the world's skinniest skyscraper have just given fans of ultra-luxury living an early Christmas gift.

New York-based firm Studio Sofield has unveiled the interiors of Steinway Tower, the newly constructed 1,428-foot-tall tower overlooking Central Park. The announcement marks the completion of the opulent midtown Manhattan landmark, which was built on a site once occupied by the historic Steinway & Sons piano company.

Apparently, feeling like "New York" is something like living in a mausoleum if the dark pretentiousness of these rooms is representative. Even the first image,

while not as dark as the others, still looks less than inviting.

Reaching tall over Central Park South stands the new 111 West 57th Street tower, designed by SHoP Architects with interior architecture by Studio Sofield and developed by JDS Development Group and Property Markets Group. With a total height of over 1,400 feet, the residential tower is among the tallest new structures in the city. Celebrating the golden era architecture and complementing the historic Steinway Hall attached to the project’s base, the building’s New York design evokes without mimicking, the grandeur of the art deco period while utilizing state-of-the-art engineering and technology. To enhance the elegant profile of the feathered or hyper-setback tower clad in terracotta and bronze, L’Observatoire International developed integrated facade lighting, like an intricate embroidery of gold thread.



Lighting is integral to the experience of the exterior of 111 West 57th Street. The tower is topped with a crown that glitters at night, radiating like a beacon within the city, and which projects the cadence and vibrancy of the Steinway music hall at its base. The north and south elevations of the building’s crown feature dynamic lighting that can be thematically programmed, while on the east and west facades, L’Observatoire International worked closely with SHoP Architects to embed lighting directly into the system of terracotta facade panels. The tower’s twisting terracotta facade smoothly drapes over its structure like a rich fabric. Rather than illuminating the building through continuous lighting, which would mute the undulating surfaces of the terracotta, the soft waves of the terracotta are accentuated in ripples of light that wash over the facade at night. Emphasizing the rich texture of the tower’s slim outlines, the illumination cascades down to connect the upper crown to the building’s grand lobby on street level.



In addition to the facade, L’Observatoire International’s designed lighting for the lobby and residences, which carefully balance ambient and accent lighting. The lobby’s lighting design references the majestic spirit of Steinway Hall with a theatrical lighting concept. The procession of lobby spaces is carefully detailed to honor the landmarked interiors. The lighting emphasizes its ornamentation, from the bronze elevator doors to the gold and silver leaf murals.



L’Observatoire International designed the residential lighting to convey warm and intimate environments, which enjoy a spectacular view over the city beyond. At the same time, the use of low-level and concealed lighting creates a feeling privacy and protection. A range of custom decorative light fixtures designed by Studio Sofield adds dramatic, glowing moments that echo the tower’s elegant and classic craftsmanship.



Perhaps most spectacularly, at night 111 West 57th Street’s lighting design is in tune with the lunar cycle, transitioning from a dimmer glow during the full moon to a brighter luminosity with a crescent moon. The tower’s lustrous crown connects to the surrounding city, sparking a conversation between the moon, the skyline, and the inhabitants of the city.

The more than 6,500-square-foot penthouse is located on the 78th floor of the 84-floor supertall tower built from the original landmarked Steinway Hall on Billionaires’ Row. The deal closed last week, according to the project’s developers, JDS Development Group and Property Markets Group.

“Our goal with 111 West 57th Street was to set a new standard for bespoke luxury living,” Michael Stern, founder and CEO of JDS Development Group, said in an email. “This particular home is perfectly centered over Central Park, features subtle detailing, luxurious finishes and superb craftsmanship, and is nothing short of breathtaking.”

Steinway Hall was designed in 1925 by Warren and Wetmore, and the new 1,428-foot tower addition was conceived by New York City-based SHoP Architects. William Sofield, also based in Manhattan, was behind the interiors and amenities, which were recently completed.

The tower is the second-tallest residential building in the Western Hemisphere and offers a double-height fitness center with a mezzanine terrace, an 82-foot swimming pool and private cabanas, and sauna, steam and treatment rooms. There’s also a private dining room and a catering kitchen, a residents’ lounge with a terrace, meeting rooms and a study and a private porte-cochère, plus a 24-hour doorman.

Apollo Commercial Real Estate Finance has written off a piece of the debt it owns backed by the luxury supertall at 111 West 57th St. due to slow sales at the building.

The lender wrote off the junior mezzanine B loan backing the project, registering an $82M loss on its books, Bloomberg reported. The 1,428-foot tower, which replaced the famed Steinway Hall building, has 60 residences and is one of the tallest and skinniest buildings in the country.

"While there has been a modest pickup in foot traffic and buyer interest resulting in some active negotiations on a handful of units, the velocity of unit sales remains behind expectations," Apollo CRE Finance CEO Stuart Rothstein said on an earnings call, per Bloomberg. "We are still reasonably confident in what we’re seeing from a pricing perspective, and I think we’ve certainly dialed back expectations with respect to timing."

Apollo CRE Finance provided a $239M refinancing loan on the building in September, The Real Deal reported. Construction finished late last year, and Rothstein said last October it was less than 50% sold. It reached 15% sold in February 2020, the threshold to make it an effective condominium.

The property was developed by Property Markets Group and JDS Development, and construction began in 2014. PMG principal Kevin Maloney told Bisnow in 2021 that its lender had extended the loan.

"They're going to sit and extend, and they're going to let us sell through the building," Maloney said at the time, adding that lenders in general do not want to become sponsors and take on the demands of selling out a building. "They want to see it be successful. They don't want to foreclose it, and they're gonna let us finish it."

Corcoran’s Pam Liebman told Bloomberg the sale of a penthouse in the building is set to close next week and there are “several offers being negotiated."
