These three play off each other perfectly. Hopefully this can break ground ASAP. For a residential it fits right into the complex and will have an amazing view. Aside from the finished portion in the rendering; all the details including Oculus, St. Nicholas Greek Orthodox Church, the greenery among the several other nuances really showcase a stunning image to look forward to! The Dome on the church really adds an amazing touch amplifying how everything including the lighting throughout the site is really in sync.

What about 6 World Trade Center? That building was part of the original complex for almost 30 years and now they denied it???? This is so disappointing... The real reason for this is because 7 World Trade Center exists for 15 years and they leave 1 tower missing. That is like a hole between 5 and 7.

Some bloke over at yimby posted something stating that the memorial pools will be turned into 2000 ft twin towers...

1 WTC is positioned where 6 World Trade use to be.

So one can see it in the flesh!

So just as a recap, we have:

1) 1 WTC which is 1,792 ft to the top and 1,776 ft with the spire.
2) 4 WTC, this is 978 ft.
3) 5 WTC - THIS IS WHAT THIS THREAD IS ABOUT - mixed use tower
4) 7 WTC, this is 745 ft, and was the 1st tower built after the attacks.
5) We have the Ronold Pereleman arts center.
6) The 9/11 memorial is a given, the pools use to sit where the original tower 1/2 were located.

7) 2 WTC -- on hold... no idea when it will land a tenant
8) The park, can't forget Liberty Park.
9) PATH was rebuilt
10) St.Nicholas which replaces the original church that was damaged/destroyed.
11) 3 WTC at 1,079 ft.

The may need to change 2 WTC to a mixed use. maybe 1-1.5 mil million office space, with condos, apartments, hotels on the top and more community space on the bottom floors.

It just sucks that they can't land a tenant. So many other towers have had success but 2 WTC is almost toxic in the tenant game. 175 Park will probally have tenants line up before this does at this rate.

Wasn't Larry thinking of building it on spec? Probably a good idea at his age.

Would be nice if he changed the functionality that lowers the ratio of pure commercial and opted for the mixed-used route. Like a 60:40 ratio of functionality "X" and "Y".

I believe on-spec was floating or considered. Nothing manifested as of yet. A long term play but if it keeps up, might not be under Larry.

Both BIG (Ingel's) and Foster are up for grabs. The Foster design remains a possibility and is still in play DEPENDING on the tenant.

I don't mind BIG's design. Hell if it were confirmed today and construction started before 2022 I think a lot of us would breathe a sigh of relief that something is finally being built there. The bulkiness of its top end will have a strong presence on the skyline.

Foster's design is still better, but I doubt it'll happen.

As for building 5, it too has office space. What sort of tenants usually prefer boutique space in a mixed building? I'm thinking smaller tech startups or software companies maybe. Or law firms.

Its all about strategy. A rash of signings at 3 WTC around the time he made those comments suggests that their strategy is to fill 3 WTC before proceeding on spec with Tower 2. It might have happened last year if not for covid.

They won't really go that far. For one thing, you would still need to land an office tenant to get it built. We'd still be lucky to get 5 WTC started on time (2023), considering the stalled apartment towers, like 45 Broad not even rising. The residential market isn't really all that better than office, though it will probably pick up sooner.

The ongoing pandemic has changed a lot of things. We're still in the middle of it, though recovery is on the horizon.
