New renderings from Marin Architects reveal a forthcoming commercial property on Manhattan’s Lower East Side neighborhoods. Located at 108 Delancey Street, the building will eventually contain a mix of retail and office area comprising a total 14,000 square feet.

The existing four-story property was constructed around 1920 and has undergone a series of renovations and reconfigurations to accommodate retail space, a short-lived gallery, and numerous fast food establishments. One of the latter was Popeyes restaurant, from which the current faux New Orleans-style fenestration is a remnant. Under the direction of Marin Architects, the renovation will arguably debut as the most attractive configuration of the building with a sleek glass curtain wall along Delancey Street, a gray-hued cementitious enclosure above the third floor, and deeply recessed roof-level mechanicals to obscure viability from street level.

According to design documents, the first two levels of the building will be preserved with only major modifications to the exterior. The two remaining upper levels will be replaced with four new stories.

Beginning at the ground level, the retail component will comprise 2,250 square feet. The ground-floor lobby of the office component will also feature a mural of the late Anthony Bourdain by artist Jon Leonardo. The office suites above these floors will comprise a total 2,800 square feet including rooftop recreational space.

With $4.4 million in construction financing successfully closed, Threefold Development has released the first renderings of a seven-story residential building in Flatbush, Brooklyn. When complete, the development will span approximately 45,000 gross square feet.

Located at 1458-1466 Flatbush Avenue in the southwestern section of the neighborhood, the property is near some of the borough’s most prominent landmarks including Kings Theatre and Prospect Park, in addition to a busy thoroughfare of restaurants, cafes, and independent retailers.

Designed by architect Bar Orian, the façade is reminiscent of the contemporary waterfront structures popping up around parts of southern Florida and the Caribbean. The structure’s pale concrete curtain walls and columns slant inward to support large private terraces and floor-to-ceiling windows in excess of ten feet heights. Future occupants will have access to a private fitness and yoga studio, storage areas for both personal items and bicycles, on-site laundry facilities, and a lightly landscaped rear yard.

The residential component includes 43 units in a mix of 38 single-bedroom and five two-bedroom apartments. The ground floor of the building will also support two small commercial spaces.

The project team has not yet revealed an anticipated date of completion.

The building’s residential component will eventually comprise 12 units ranging from 532 to 1,480 square feet. Each apartment will offer a combination of terrace or balcony space, and a combination of both for the most premium units. Renderings also appear to reveal communal outdoor space at the roof of the structure.

Renderings from J Frankl Associates reveal a nine-story mixed-use property at 58 Vanderbilt Avenue in Vinegar Hill, Brooklyn. Located near the Brooklyn Navy Yard industrial complex, the development will take shape on a large corner lot with additional frontage along Park Avenue. The building will top out at 107 feet and comprise approximately 106,000 square feet, with 61,223 square feet of residential area divided among 90 rental units.

As revealed in the latest set of renderings, the façade is comprised of gray brick masonry interspersed with touches of bright orange terracotta. Above the second floor, the massing incorporates a series of recessed terraces and outdoor spaces for select apartments.

While amenity spaces have not been confirmed, submitted permits confirm an enclosed parking structure designed to accommodate 34 vehicles. Additional components include 9,168 square feet of unspecified commercial area and a 1,157-square-foot community facility.

At this time, local developer Bruchy Lefkowitz has not revealed an estimated date of completion.
