Smile NEW YORK | 907 Atlantic Avenue + 1043 Fulton Street | FT | 2 X 9 FLOORS

Project: 907 Atlantic Avenue AND 1043 Fulton Street

AND

Quote:
The developer is planning to bring affordable housing to two locations: a 78-unit, 54,000-square foot building at 907 Atlantic Avenue and a 39-unit, 28,000-square-foot structure at 1043 Fulton Street. At 907 Atlantic Avenue, Hudson combined three adjacent sites, including 915 and 917 Atlantic Avenue into a single lot, according to zoning records. City records don’t yet show a closed sale on the property.

Developer will build two nine-story buildings at 907 Atlantic Avenue and 1043 Fulton Street.

Smile NEW YORK | 280 St. Marks Avenue | FT | 5 FLOORS

Project: 280 St. Marks Avenue

Quote:
There's a new crop of condos on the rise in Prospect Heights, and—surprise!—they will not be cheap (this is kind of a trend). Located at 280 St. Marks Avenue between Underhill and Vanderbilt avenues, the 32 condos are being built on the site of a former garage. DXA Studio designed the five-story building, developed by DNA Development, and a partial rendering shows a zig-zagging facade of grey brick. The marketing team says that every unit will have private outdoor space (yard, balcony, or terrace). There will be one- to five-bedroom apartments, and prices will range from $899,000 to $2.499 million.

Smile NEW YORK | 325 West Broadway | FT | 8 FLOORS

Project: 325 West Broadway

Quote:
Apartments will range from one- to four-bedrooms and measure up to 4,800 square feet. Ultimately, the building will hold 21 units across 48,124 residential square feet, along with two ground floor retail spaces. The top two floors will consist of two penthouse duplexes, each of which will have its own private deck.

The space in between the new and old buildings will become a landscaped courtyard, pictured below. Residents are expected to start moving in early next year.

DDG took over the property, a former Tootsie Roll factory, for $38.5 million in 2012. The firm knocked down two buildings on West Broadway to make way for the exoskeleton-clad condos, but it preserved two landmarked brick structures at 23-25 Wooster Street.

The plan also proposes seven parking spaces and a “community facility.”

The developer, Hang Chen.

Smile NEW YORK | 187-191 Prospect Park West and 496-498 14th Street | FT | 2 X 5 FLOORS

Project: 187-191 Prospect Park West and 496-498 14th Street

Quote:
Park Slope’s 1928 Pavilion cinema will see a new life alongside residential units, thanks to approval from the Landmarks Preservation Commission on Tuesday. The cinema at 188 Prospect Park West (officially 187-191 Prospect Park West and 496-498 14th Street) will be reduced in size and a new residential building will replace the one-story structure next to it at 192-194 Prospect Park West. The proposal was first presented in August, but the commissioners generally wanted a reduced scale.

As in August, the presentation was made by architect Morris Adjmi and by Ward Dennis of the preservation firm Higgins Quasebarth & Partners. A big problem last time around was the size of the fifth floor. It will now be set back six feet meaning the cornice line will continue from the existing neighboring building. Additionally, the cornice has a more prominent design than before. The height of the sixth floor has also been reduced from 12 feet to 10 feet. The ground floor openings have been lifted and modified to seem more like part of a residential building and less like retail openings. The windows have also been changed to two over two. On the cinema building itself, the rooftop addition, meant to echo the tradition of rooftop gardens over theaters, is now more articulated so as to better accomplish that goal.

Smile NEW YORK | 145-01 101st Avenue | FT | 9 FLOORS

Project: 145-01 101st Avenue

Quote:
The Queens hotel boom continues unabated. Jamaica, Queens-based developer Kaushik Patel filed plans Thursday for a nine-story hotel in the neighborhood spanning more than 166,000 square feet, according to a permit application submitted with the Department of Buildings.

The blockwide site consists of three parcels bound by 146th and Waltham streets and 101st Avenue, which currently house a vacant lot and a small warehouse. The development will hold a total of 398 hotels rooms across the three lots, according to the filing.

One lot at 145-01 101st Avenue will hold 142 rooms, while the two other lots at 97-46 146th Street and 97-34 Sutphin Boulevard are expected to house 108 rooms and 148 rooms, respectively. The latter two parcels will also house an unspecified community facility on the first through third floors, spanning more than 30,000 square feet.

^ Speaking of Queens (well, Astoria) there is a massive parcel undergoing what appears to be site prep one block north of the hole dug for the LIRR extension to GCT (on the west side of the tracks)

Smile NEW YORK | Flatbush Caton Market | FT | 10 FLOORS

Project: Flatbush Caton Market

Quote:
Of the mixed-use building’s 166 units of affordable housing, 20 percent will be set aside for low-income residents, 30 percent for moderate-income and 50 percent for “middle-income,” the city said, with precise income requirements to be determined based on the “AMI” or area median income of the neighborhood.

In addition to market space and housing, the rebuilt Flatbush Caton Market building will include room for classrooms and “incubator space,” meant for entrepreneurial training in business development and management skills, Torres-Springer said. This element in particular impressed Dr. Roy Hastick, Sr., founder of the Caribbean American Chamber of Commerce and Industry, which manages the market and will have a permanent home in the market there when the new building is done.

Smile NEW YORK | 219 South Third Street | FT | 6 FLOORS

Project: 219 South Third Street

Quote:
TerraCRG is marketing the 25-foot-wide plot for $3,750,000. It could accommodate a building as large as 7,290 square feet, or 14,000 square feet if community facilities are included.

No building applications have been filed, but the marketing team thinks the site would be perfect for a six-story, nine-unit building with community facility space. If the buyer goes forward with those plans, the development would have the maximum 7,290 square feet of residential space and roughly 5,836 square feet of community facilities allowed by zoning.

The 3,000-square-foot plot sits on a relatively well-preserved block between Roebling and Havermeyer Streets in South Williamsburg, which is lined with five- and six-story walkups from the turn of the century. The major downside of this design is that it breaks the street wall, extending further out into the sidewalk than the neighboring New Law tenements. But half the units would have private balconies, and a setback after the fifth floor creates a roof deck.

Smile NEW YORK | 144 West Street | FT | 5 FLOORS

Project: 144 West Street

Quote:
The warehouse-inspired development will have 25 apartments, five of which will go to families making up to 60% of the Area Median Income. Those units will be rented through a lottery to households where incomes max out at $36,300 for a single person and go up to $51,780 for a family of four. There will be 13 studios, 10 one-bedrooms and two two-bedrooms.

The city’s inclusionary housing program allows the developers to build 5,000 square feet larger than zoning would typically allow in exchange for including below-market units. With the floor area bonus, the building will host 17,615 square feet of residential space and 1,400 square feet of ground floor retail. The average unit will clock in at just over 700 square feet.

The facade will be clad in red brick, except for the corner facing the street, which will be wrapped in a wall of windows framed by anodized metal. “Our idea was to capture that feeling of factories with dark brick and lots of mullions on the windows,” explained architect David Gross of GF55 Partners. “We were trying to signal that there’s a modern building inside with the contemporary corner, window walls.”

Construction on the West Street rental is expected to begin in the next few weeks, and work is scheduled to finish by spring 2017.
