Two Phoenix projects in the Top 25. (Phoenix Central Station & Pivotal Indian School Park) Starting to get some national recognition for our projects too!

I agree. Until a building permit is issued, financing secured from a reputable source, and starts going vertical construction I am a skeptic.

Noticed some activity on a walk around the old Roosevelt Row blocks the other night. For reference, this between 4th and 6th St, Roosevelt and Garfield.

Small 2-Story apartment building with 6 units next to Bliss appears complete but not sure there are tenants yet. This is off Garfield and the alley.

The small carriage house across the alley from the apartments looks like it will be a barber shop.

The ‘For Lease’ sign in front of the former Jobot/Rise coffee space has been removed, could we be seeing movement on an unannounced project? Workers have been coming and going for the past week. I got a chance to see the interior in passing, all the old Rise equipment has been removed and walls are repainted.

Blocks at Roosevelt Row will be an impressive addition to the neighborhood. They’ve been tight-lipped about this one. Wonder if any tenant have been secured?

Eye Lounge and adjacent surface lot is fenced off in anticipation of Greenwood Brewery.

Grateful House on Roosevelt and 6th St is expected to become a bar called Axiom. Liquor license is listed on site.

One house S of the Grateful house has been repainted in anticipation of Golden Rule Tattoo.

No real movement on the old Growhouse, Desert Viking has been slow on this one.

Looks good. I walked by Tuesday night and construction is in full swing and the garage is partially up. Looking forward to the momentum this will create South of the tracks

Edit: Speaking of tracks, I hadn't thought about the impact passing trains will be on the future residents. I wonder if they are building any kind of sound deadening adjacent to the tracks? Also, Utah has designated quiet zones for trains that run adjacent to residential areas where they are restricted from blowing their horns. I haven't noticed any quiet zones like this around Phoenix. Any chance of this becoming one?

Tempe enacted one some years back. I lived with about 500 feet of those train tracks for years and it was really nice when the no horn ordinance happened.

More coverage on The Battery plus another new street level rendering. I’m glad to hear they are considering ground level retail (coffee shop/brewery/art studio) for the 2 historic structures versus leasing office/gym/other private use

Except for the color scheme, it looks suburban and like every other low density project being built around town. Seems like an odd design choice for that area.

I believe the area around the ballpark is an area where trains can't blow their horns, at least at night.

This will add around 350 residents to an empty warehouse area located on 2 small blocks. Not sure why you consider that low density? DT has many other projects going on now that will offset the number of low-rise multifamily residential developments getting built. Also, South of the tracks is really almost lifeless. This will help with that. It's a good development.

Some times it seems like you all defend the same kind of things you have previously criticised.

I'd like to see less empty space and exterior finishes that pay more respect to the style of the neighborhood. Red brick and pre war industrial schemes should be required. But it's not my project so they can do whatever they want.

I would say more like 400 or 500 residents considering most units have 2 or more people living in them.
