Board approves apartment building at 43rd and Baltimore

The Zoning Board of Adjustment has approved a 132-unit, mixed-use apartment complex at 43rd and Baltimore, across the street from Clark Park, according to a number of sources.
U3 Ventures and Cecil Baker, the developers and architect of the project, respectively, designed the five-story building after several rounds of talks with community members and local civic associations. They then took the design to Councilwoman Jannie Blackwell, who represents the area, and asked for a zoning bill to be introduced that would allow the project to be built by right.
"I'm super-excited," said Robert Stewart, 35, among a handful of residents who pleaded during the two-hour meeting to allow only single-family homes on the large lot at Ninth and Wharton Streets. "I feel like my voice actually mattered."
Rode my bike past the Drexel hotel going up at 34th and Chestnut this morning. First pour has already happened, and they have rebar everywhere ready for the next pour. We should see that rising pretty soon.
In other news, the Hub is looking good. 37 Chestnut ground floor is coming along (the balconies still don't have any supports in place and the roof still isn't finished). FMC looks fantastic from 30th and Chestnut. Too short of a red light to snap a picture, though.

I have to say I missed the story about apts being added above Nordstrom Rack. It makes perfect sense, but I didn't know it was happening. The 1501 rehab is moving fast- they are not messing around there.
It is so enervating that this attracts the commission and NIMBYs' concerns while the completely anti-urban blight of luxury townhouses directly across the street from the Betsy Ross House went through without anyone blinking an eye.
