New renderings from S. Wieder Architect reveal a 16-story mixed-use building at 35 Fourth Avenue in Boerum Hill, Brooklyn. Developed by Joel Weiss of 35 Holdings LLC, the structure will yield just over 132,000 square feet with a mix of rental apartments, retail space, a community facility, and a parking garage.
The residential component, roughly 70,000 square feet, will occupy more than half of the building’s total footprint. This will include 104 residences and an unspecified collection of amenities. The commercial component will occupy 8,791 square feet and the community facility, which has not been specified, will span 1,097 square feet. The parking garage is designed to accommodate 48 vehicles.
The massing of the structure incorporates a series of cantilevered balconies, recessed outdoor spaces, and a large outdoor terrace. Renderings of the façade illustrate a playful mix of white and gray cladding and a band of industrial-style windows on the second floor.
The development will replace an existing three-story commercial building. At this time, an anticipated date of completion has not been announced.

The city plans to allow a residential tower to be built on a West Harlem public housing campus, according to public records — but some in the neighborhood say they are blindsided by the news.
Plans submitted to the city this week describe a 26-story building that would be constructed at 1440 Amsterdam Ave., near West 131st Street. The empty lot is part of NYCHA's Manhattanville Houses campus, and previously housed a one-story Associated Supermarket before it was destroyed by fire in 2013.
The new tower would include 393 apartments, commercial space and a community facility. The listed owner is Yiannes Einhorn, a principal at the real-estate development company Grid Group.
News of the new development comes as the six-building, 1,200-unit Manhattanville Houses prepare to undergo major repairs through the agency's "PACT" program — a controversial plan in which NYCHA plans to enlist private companies to perform much-needed renovations to its deteriorating housing stock.
Permits have been filed for a 21-story mixed-use building at 101 Fleet Place in Downtown Brooklyn. Located between Myrtle Avenue and Willoughby Street, the lot is near the Dekalb Avenue subway station, serviced by the B, Q, and R trains. The Jay Group is listed as the owner behind the applications, after purchasing the site late last month from Leser Group for $40 million.
The proposed 215-foot-tall development will yield 240,092 square feet, with 235,446 square feet designated for residential space and 4,645 square feet for commercial space. The building will have 292 residences, most likely rentals based on the average unit scope of 806 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 44 enclosed parking spaces.

A rendering has been unveiled for 89 Maspeth Avenue, a 100-percent affordable development in East Williamsburg, Brooklyn with 311 residences. The design architect is Architecture Outfit and the architect of record is Magnusson Architecture and Architecture, with 89 Maspeth Avenue being developed in a joint venture between Hudson Companies and local non-profit St. Nicks Alliance. The 18-story, 457,444-square-foot tower will be located between Olive Street and Bushwick Avenue and within walking distance of the Graham Avenue subway station, serviced by the L train.
“Hudson is thrilled to be working with St. Nicks Alliance to commence redevelopment on the Greenpoint Hospital site,” said Aaron Koffman, managing principal of Hudson Companies. “This is something the community has fought for over the last 40 years and we are grateful for the city and council member Reynoso’s partnership to bring this project to fruition.”
89 Maspeth Avenue will consist of the redevelopment of the former Greenpoint Hospital, which has been renamed as Cooper Park Commons. The new development will rise 135 feet and comprise 294,297 square feet for residential space, 161,440 square feet for community facility space, and 1,707 square feet for commercial space. Additional elements include a cellar and a 43-foot-long side yard.
The rendering depicts a light brick masonry façade complemented by a faceted concrete rainscreen. Numerous cutbacks and setbacks in the exterior allow for natural light to filter into the residences and common areas, and the rooftops appear to have landscaped terraces.
Construction permits were filed in late December and demo permits will likely not be needed for the redevelopment. Work is expected to begin this year.
