NASHVILLE | Four Seasons Hotel & Private Residences | 542 feet | 40 Floors

This current two-building project was originally proposed as a twin 40 story, $325 million residential project with a 16 floor high-end hotel in a very prominent location on 1st Avenue in the SoBro district across from Riverfront park and near the pedestrian bridge. However, in November of this year (2017), the project was revised as a single 40 floor, condo tower (550 feet) with the 16 floor hotel still part of the project.

Construction will require the demolition of a nondescript, brick faced, three story residential lofts building.

A group of investors including Northern Capitol from Grand Rapids, AECOM Capitol and The Congress Group from Boston have formed Second Avenue partners to oversee the project.

The lead architect is Solomon Cordwell Buenz (SCB) in Chicago. Construction will be led by AECOM Hunt.







The Hotel is strongly rumored to be a Four Seasons Hotel.
The project earlier received approval from the City for the height and massing of the two building project and it is anticipated their should be no roadblocks to beginning construction in the 3rd quarter of 2018. Based on current and proposed building projects, it would be the second tallest building in Nashville when completed.

It seems that cities that have rivers cut through their skylines tend to isolate blocks of density.

I readily call to mind this city, Jacksonville, Philly and Columbus (I think).

In Nashville's case it is a several block long protected strip of historic low rise structures along Broadway, which is an east west street, that separates the two skylines. In reality it's only a couple blocks that separate the two, but it does appear to be much wider at some angles.

Kevin, as BNA describes, this picture from the West illustrates how the Broadway Honky-Tonk tourist district splits the downtown/SoBro (South of Broadway) high-rise districts. Those two skylines will never join together in this part of town. Lower Broad east of 5th Ave. is Nashville's ATM and is heavily protected.

Early 2019 start eyed for tower to overlook river

Nearly 2.5 years after proposing a $350 million two-tower project overlooking the Cumberland River and to replace Market Street Apartments in SoBro, the development team behind the since-altered plan is prepared for the next step in the process and an early 2019 start.

Second Avenue Partners (SAP) will go before the Metro Development and Housing Agency Design Review Committee Tuesday to seek a modification to the plan’s streetscape elements.

Relatedly, SAP — a combination Grand Rapids, Michigan-based Northern Capital Investments, The Congress Group and AECOM Capital Real Estate — will no longer have as part of the project’s footprint a small parking lot that fronts Second Avenue next to the apartment building.

To rise 40 stories and offer luxury condominiums and a five-star hotel, building (see in the left center of the above rendering) currently is being called 151 1st Avenue South, which derives from its address. A previous iteration had the project offering a two-skyscraper arrangement. At 540 feet, the building would rank among Nashville three tallest were it standing today.

There seems to be some fairly strong conversations folks have had with those in the know that the hotel to anchor this project will be flagged by Four Seasons. Definitely has the chance to really elevate the bar for luxury among larger properties in Nashville that is only really put up by a few select properties, such as the freshly opened JW Marriott at 8th & Demonbreun, Loews on West End in Midtown, & perhaps certain parts of the Gaylord Opryland resort.

The Congress Group and AECOM Capital formed a JV to develop the Four Seasons Nashville, a hotel and residential development with retail and parking in the heart of Downtown Nashville.

Things are still in progress behind the scenes, now with a request to Metro to be able to construct a pedestrian walkway connecting it to the John Seigenthaler Pedestrian Bridge, which The Pinnacle tower across the street does already. The proposed start time is still early-mid part of this year, just little issues with litigation from the property owner of the parcel abutting the bridge that decided to not sell to the developers, so design tweaks and minor adjustments had to be made.

The loosely-kept secret of a Four Seasons coming to Nashville finally were confirmed today, anchoring the development at 151 First Ave South. Official height is now 542ft, giving it 3rd tallest in Nashville and the state. Groundbreaking is scheduled for next month.

Four Seasons Hotels and Resorts, The Congress Group Inc. and AECOM Capital today celebrated the groundbreaking of Four Seasons Hotel and Private Residences Nashville.

Four Seasons Hotel and Private Residences Nashville is a five-star, full service hotel with 236 keys, a world-class spa, an array of lavish amenities, and 143 Private Residences that will set a new standard for premium living in Music City.

Construction is being led by AECOM Hunt and is designed as LEED Gold. With demolition work on the site having been completed in May, foundation work will commence now throughout the rest of 2019 with the project aiming to go vertical in early 2020.

You can see a crane for a 20 story Hyatt Centric and just below the crane, in the distance, the 20 story Drury Plaza is finishing up. These few blocks have become very dense recently.

I think it's safe to say we could move this over to the U/C section as caison install continues and foundation work move forward. It shouldn't be but a few more weeks until cranes arrive.
