From what I have seen, would the demolition be complete by sometime next year? Saw that the opening was mentioned to be scheduled for around 2029, would any construction likely start commencing by 2025?

This year or next as of now to my knowledge.

NO. The hotel is still open. When demolition begins, foundation work also begins.

The view of the Chrysler from this particular angle will be lost, but the beauty of 175 Park will be felt right down to the street level.






















The New York half marathon was held today (this pic is from last year's run), and seeing this pic makes me envision the boost runners will feel when they run past this magnificent structure.

They haven’t released that infirmation, and likely won’t months in advance. Sure, you can make reservations, but that’s just that.

Yes, 175 Park Avenue is expected to start construction this year. The developer, RXR Realty, has already demolished the Grand Hyatt Hotel that was previously on the site, and they have begun the process of securing permits. The building is expected to be completed in 2030.

175 Park Avenue will be a 1,575-foot-tall, 85-story mixed-use skyscraper. It will have 2.1 million square feet of office space, 500 hotel rooms, and 10,000 square feet of retail space. The building is designed by Skidmore, Owings & Merrill, and it will be the tallest building in Midtown East.

It's the tallest building in the world outside of Asia (though Central Park Tower has a higher occupied floor by a hair)

To me, 1WTC's "spire" and Sears Tower's Broadcast antennae, despite surpassing 500 meters don't really count, nor do the Spires of Taipei 101 or the Petronas Towers really but at least those look pretty cool.

Since the building is being demolished, it may or may not matter to the city, but the permit for what used to be the restaurant overhang over 42nd Street expires next year.

As far as tenant signings, it's the most desirable office district in the entire city, with no major new office space potentially coming online (350 Park will have some space to lease if they don't take it all. But even then, most likely the smaller floors. We know 343 Madison won't have large floors, and it's not as if JP Morgan Chase will share any of its space. Following on the heels of One Vanderbilt, in both location and quality, this is the next big thing.





I don't know who the tenant will be, but there will definitely be one. I've seen enough to know that.
Do you have any architectural drawings and diagrams from the Department of Buildings for 175 Park Avenue that you can post here.

No, they won't be filing any new building documents until demo has started at least, that usually comes after. But foundation work and demolition is supposed to start around the same time here, so the process will get started at least. Any building diagrams will come late in that process, when the new building permit is approved. There is a lot to cover, and the DOB is short-staffed, so the process will take longer than usual.

We should at least get new and finer renderings before then.

They are seeking exceptionally high rents. Buildings are offering 15 million square feet at more than $100 a square foot.

Demand remains high. Rechler is part of a consortium building a new 100-story building called 175 Park on the site of the former Trump Hyatt which will contain 2.5 million square feet of office space and a 200-room hotel. Around the corner from SL Green’s One Vanderbilt, another top-end new tower, it is expected to open in 2030.

“Since we opened a market suite at One Vanderbilt we have had tenants with leases expiring for 14 million square feet come to see our plans,” he said. “They want to be in the best buildings, close to public transportation, most efficient floor plates, and air and amenities.”


These new buildings, which include the new J.P. Morgan headquarters on Park Avenue, SL Green’s multi-billion-dollar 1 Madison opposite Madison Square Park, and 2 Manhattan West on the Far West Side, will push up the vacancy rate further. Since they are asking high rents, they push up the overall asking rent, even though the rent for older buildings is tumbling.

After those buildings open, there will be a pause since many high-profile projects — such as Vornado’s plan for office towers around Penn Station — have been put on the back burner indefinitely.
