A permit filed with the City of Austin earlier this week indicates plans by an unknown private developer to raise two mixed-use towers at a downtown half-block located at East Third Street and San Jacinto Boulevard near the Austin Convention Center.

The site plan filing, which refers to the project as “Block 32” after the location’s original number under the Waller Plan for Austin, describes “two mixed-use high-rise buildings” to be built on the 0.81-acre site — a notable distinction from one large tower spanning the full half-block, which is what we’ve typically seen on this size of land assembly downtown. This initial filing doesn’t indicate further details on the uses of the two towers, and the developer of the buildings remains unclear, since this permit was filed on behalf of the project by engineering consultancy Kimley-Horn.

Not sure if these details have been discussed yet. These could be two big towers. This is from the AE Design Intake for this project:

"Block 32 Mixed Use Development. The project will be built sequentially in two phases. Phase 1 consists of 373,000 SF, 340 Residential units, retail and parking. Phase 2 consists of 509,000 SF, 340 Residential units and 276 Hotel keys on top of a parking garage and ground floor retail/amenity. There will be a separate AE vault for each phase."

Recent permit activity for the Block 32 tower project, planned by an unknown developer for a half-block site at East Third and San Jacinto Streets a stone’s throw from the Austin Convention Center, indicates the development will contain two towers built next door to each other across two phases of construction.

According to the latest site plan filing describing the proposed project’s design, the first tower will contain 340 residential units alongside parking and retail space for a total of 373,000 square feet, with the second-phase tower adding another 340 residences and a 276-key hotel alongside more parking and retail, for a total of 509,000 square feet, not to mention that impressive number of 680 total new homes between both buildings — the respective heights of each tower is unknown, but considering these square footages each will likely rise more than at least 30 floors.
