WTF?!

The UAE can build some of the world's most architecturally ambitious buildings, but they give us ... essentially an ICON Parking Garage here?!

This sad little cell can only be described in the immortal words of Kevin McAllister: "Buzz ... your girlfriend ... WOOF!"

This. The facade looks like it has some design going on there in the front. Looks like the vertical stripes change in width through the height. Maybe with clear closer renderings we'll find something to appreciate better, but as for now I like that it isn't a glass box, and at least made up of warm stone.

Smile NEW YORK | 85 Rutledge Street | FT | 5 FLOORS

Project: 85 Rutledge Street

Quote:
Beam Architects has revealed its first renderings for 85 Rutledge Street, a five-story apartment building in Williamsburg, Brooklyn. New construction permits filed in 2018 name Yesh Properties as responsible for the development, while J Goldman Design, a Brooklyn-based design firm, will oversee the design of the project’s interiors.

The renderings reveal a black and white masonry façade with private balconies on a select number of units along Rutledge Street. The most distinctive design element is a roofline that slants downward from either side, creating a rooftop “valley” that will serve as an outdoor lounge and recreation area.

The developer has not yet announced an anticipated date of completion.

Smile NEW YORK | 14 Second Avenue | 100 FT | 10 FLOORS

Project: 14 Second Avenue

Quote:
Permits have been filed for a ten-story apartment building at 14 Second Avenue in the East Village, Manhattan. Located between Chrystie Street and East 1st Street, the interior lot is steps away from the Second Avenue subway station, serviced by the F train. Daniel Vislocky of Station Companies is listed as the owner behind the applications.

The proposed 100-foot-tall development will yield 22,247 square feet, with 16,851 square feet designated for residential space. It will have ten residences, most likely condos based on the average unit scope of 1,685 square feet. The concrete-based structure will also have a cellar, a subcellar, and a 30-foot-long rear yard.

David Cutler of Hustvedt Cutler Architects is responsible for the design.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

Smile NEW YORK | 555 Nereid Avenue | FT | 4 FLOORS

Project: 555 Nereid Avenue

Quote:
The defunct Joseph A. Muller Army Reserve Center in The Bronx will soon provide 90 units of affordable housing exclusively marketed to formerly homeless military veterans and low-income households.

Designed by MHG Architects, 555 Nereid Avenue will include 54 studio units for formerly homeless veterans and 35 affordable units for local households. One additional unit will be reserved for a building superintendent. Residential amenities will include a 123-seat lecture hall, educational programs and cultural activities, on-site social services, a laundry room, bike storage, and a private yard.

The total gut renovation of the four-story building is expected to last about two years.

“We are deeply proud to transform the former Joseph A. Muller Center into 90 modern, beautiful, high-quality homes for people who desperately need stability after experiencing hardship and homelessness, especially for the 54 veterans who have bravely served our country and who will soon call 555 Nereid Avenue home,” said George T. McDonald, founder and president of The Doe Fund, the non-profit organization responsible for the development. “We are so very grateful for the input from community members and the surrounding neighborhood, and for all of the partners who helped make this project possible so that together, we can continue to improve the lives of our city’s most vulnerable residents.”

Smile NEW YORK | 700 Gerard Avenue | FT | 7 FLOORS

Project: 700 Gerard Avenue

Quote:
Located at 700 Gerard Avenue, the proposed school is the most recent development from Friends of The American Dream Charter School Inc. and its affiliate The American Dream School, two not-for-profit education groups. Jacqueline Peu-Duvallon Historic Preservation Consulting is listed as a contributing firm in the most recent proposal documents.

The Grand Concourse Historic District consists of 78 properties located along a one-mile stretch of between East 153rd and 167th Streets. The “Grand Boulevard and Concourse,” now referred to simply as Grand Concourse, dates back to 1891 and originally functioned as a link between Manhattan and The Bronx. Nearly half of the residential buildings within the historic district were constructed between 1922 and 1931. A second wave of construction in the 1940s diversified the architectural character of the district and introduced both Art Deco and Streamline Moderne-style structures.

The façade of the American Dream School attempts to evoke the textural history of the district and incorporates geometric paneling, stucco materials, and curved shapes in the building’s main entryway.
