Advance Realty has unveiled plans for a new European-style hotel in Harrison, where the firm has been developing its mixed-use Riverbend District as part of the town's waterfront redevelopment effort.
The Bridgewater-based developer said it will build the 85,000-square-foot AC Hotel by Marriott, which will include 150 suites, a bar and lounge and other amenities. It also will include more than 4,300 square feet of retail and restaurant space that Advance said will supplement the other residential, retail and office space that it’s developing in the 35-acre district.
"Another opening, another show," Hudson County County Executive Tom DeGise said at the ground-breaking ceremony for a new Hudson County Community College building today.
Members of the college gathered on the Journal Square campus to mark the start of construction for a six-story, 74,000-square-foot STEM (Science, Technology, Engineering, Mathematics) school building.
The future STEM building, located at 282 Academy St., is currently a parking lot across the street from Jersey City's School 11.
A residential conversion is in the works for a three-story loft building at 89 Grand Street in Williamsburg, and YIMBY has the first look at the planned three-story expansion and new two-story building next door.
The warehouse’s attractive curved windows will remain, and a glassy addition wrapped in Cor-Ten steel will rise on top. Renderings show that the roof and part of the outer wall of the warehouse will be cut away, creating outdoor terraces in the existing building and atop the new glass structure.
An art gallery will occupy the first floor, followed by an owner’s duplex on the second and third floors and two apartments on the fourth floor, according to alteration permits approved earlier this month. Confusingly, plans only call for four stories, not the six stories shown in the rendering.
However, the new, improved building will rise 59 feet into the air and gain roughly 4,800 square feet of residential space. It will also have a three-car garage on the ground floor.
The building will have a total of 18,089 square feet of residential space and no store space, according to a new building permit issued last month. There will be 13 open parking spaces on the ground under the first story, according to the Schedule A.
Cheever Development Corp. is the developer, and OCV Architects is the applicant of record. Cheever is known for affordable developments, such as the Elton Gateway II, but these appear to be market rate, going by the signs at the site and the company’s website.

A new building containing 75 rental apartments along St Marks Ave in a neighborhood experiencing a renaissance. Along Bergen St, a ground-up 4.5 story townhouse with 3 duplex rental apartments. The building facade is articulated by brick, a nod to the neighboring buildings, but with large casement windows framed by metal strips and concrete panels. The apartments share indoor and outdoor amenities with the residential building on St Marks Ave.
The four-story buildings will gain a fifth floor and about 7,000 square feet of residential space. They’ll be contain 6 condos spread across 13,426 square feet, according to alteration permits first filed in 2013. Apartments will range from 1,905 to 1,999 square feet and consist of three and four-bedrooms. There will be only one apartment on each floor, with asking prices starting at $2,050,000.
The new condos will feature clean, modern interiors and fireplaces, illustrated in the rendering below. The building will also have a roof deck, gym, private storage and bike room in the cellar. Halstead Property Development will market the units, and the project already has its own teaser site.
The stacked, glassy structure will hold 66 units, but Brookland’s Boaz Gilad said he’s not sure whether they’ll be rentals or condos. The building will span 60,500 square feet and include 33 parking spots, as zoning requires. Units will be mainly one and two-bedrooms ranging from 620 to 800 square feet. There will also be a gym and common roof deck.
Upper West Side-based Feingold and Gregory Architects will serve as the architect of record, and Chelsea-based RoArt will handle the design. The duo also teamed up on Brookland’s Park Slope condos, which YIMBY revealed last month.
This development will bring a fresh, modern feel to the block, which has typical mix of five- and six-story rental buildings built in the ’20s and ’30s and a row of early 20th century townhouses. While the building makes no attempt to blend in with its neighbors, its design still looks better than much of the new construction we see throughout Flatbush and Prospect Lefferts Gardens.
Park Hudson is a new construction mixed-use campus that includes offices space, retail and multifamily at 28 Wells Avenue. The project’s website bills i.Park Hudson as “not your grandfather’s office park.”
UNO, the residential portion, will occupy 70,000 square feet and includes amenities such as a roof deck and gym.

The Summit Ridge Apartments is to be a six-story, mixed-population development project located in the Lower Highbridge/Yankee Village section of the Bronx. The project entails the new construction of 58 units of multi-family housing. The site is situated on the northeast corner of Summit Avenue and West 162nd Street. The Project will consist of 8 studios, 20 one-bedrooms, 24 two-bedrooms, 6 three-bedrooms and includes 1 two-bedroom superintendents unit. It is contemplated that the partnership will enter into a 60-year regulatory agreement with New York City Housing Development Corporation that will provide for all units at the Project to be set-aside for households earning no more than 60% of AMI. The building will total approximately 58,000 gross square feet.
The Barclay is a four-story, 56 unit planned new residential development project located within the St. Josephs Hospital Zone Redevelopment Area on the Southside of Paterson, NJ. JCAL Development Group LLC is working with the Area 11 designated ‘Master Developer’ – St. Joseph’s Regional Medical Center – on revitalizing the Barclay Street corridor that connects points west (Montclair/Clifton) and patrons traversing via I-80 with the hospital campus.
Situated at the northwest corner of Barclay and Chadwick Streets, The Barclay will boast 56 spacious two-bedroom units, ranging from 920-1,020 square feet, each with two full bathrooms in a four-story structure. Taking advantage of a 14-foot site slope along the main frontage, the project will feature 74 underground parking spaces, with bicycle storage and tenant storage lockers. The project will also have a tenant laundry room in the basement. The rear-yard will feature a 7,000 square foot landscaped terrace for passive recreational uses.
The units themselves will be designed as spacious, modern-style apartments perfect for entertaining and living. They will provide for maximum flexibility of use and layout by the tenants. The kitchens will feature high-end appliances, modern style cabinets, ceaser stone counter-tops and porcelain tiles. The units will feature LED lighting, dimmer controls and under-cabinet LED strips. Each unit will contain its own packaged HVAC system. Given the zoning district’s ample height allowances, the floor-to-ceiling heights will be minimum 9 foot clear for each of the four residential floors.
New York designer Karim Rashid has asked his Facebook fans to select their preferred option from four facades for a building in the city's SoHo district.
Rashid is currently developing the design for a seven-storey structure at 30 Thompson Street, sandwiched between historic buildings on a narrow plot. The building will include seven apartments – one on each floor – and is earmarked for completion in 2017.
"For being such a large city, NYC is really many small communities made up of very vocal, opinionated residents," he said. "Hearing public feedback can be difficult because people are so mired in the past – they don't want to embrace change."
A single-story industrial building in Williamsburg on the corner of Rodney and Hope streets will give way to, yup, more apartments. TRD reports that the 16,000-square-foot warehouse, formerly home to a Quaker Sugar Company distribution center, will be incorporated into the base of a new seven-story, 126-rental building designed by Aufgang Architects. Slate Property Group is developing the project, which they say will be less glassy and more masonry-based than surrounding new builds (which is probably a good thing, considering its location directly across from the BQE.)
