L+M to demolish four retail buildings on Park Row

L + M Development Partners received the go-ahead to tear down four retail buildings in the Financial District, making way for a project that could be bigger than 200,000 square feet.

The city issued demolition permits Friday for the properties at 23-33 Park Row, according to Department of Buildings records. The developer first filed demolition applications for two of the buildings in September 2014 and then for the other two in June and August 2015.

L+M hasn’t filed official plans for redeveloping the site, but paired up with the owners of J&R Music and Computer World in April 2014 to redevelop part of the site. Representatives for L+M were not immediately available to discuss the plans for the property.

The four buildings, located at the corner of Beekman Street, have more than 200,000 buildable square feet in total.


Demolition on three of the buildings — 29, 31 and 23 Park Row — is slated to begin Wednesday. According to the permits, 33 Park Row was scheduled to be torn down on Monday.

An adjacent building at 1 Beekman Street owned by Glauco Lolli-Ghetti’s Urban Muse is also being torn down to make way for a 25-story residential building. Demolition permits were issued earlier this month at the site, which Urban Muse bought for $52 million in December 2014.

What does 2 WTC have to do with this building? Nothing.

Given there's another tower rising right next door, and two recently built towers right behind, I assume this building will be tall and skinny to preserve views.

L+M plans 54-story Park Row resi-and-retail tower

L+M bought the sites that make up the property in three deals. It picked up 23 and 31 Park Row in 2014 from Joe and Rachelle Friedman, the founders of J&R Music and Computer World, paying $15.5 million and $36.2 million for each respectively. The developer paid $21 million to investor Philip Hymowitz for 29 Park Row in May 2015.

^ ahh good that particular former j&r bldg is the crappiest eyesore of them all. the only bldg worth saving north of it on that block is 29 i think with the hardware store. its a cute reminder of park row history and maybe l&m or another clever developer can save it and incorporate it into their project. the rest are completely junked and can go away.

This will be a 700 ft. tower per the DOB filings today. This will be one of two towers replacing the old J&R retail complex.

Cook+Fox are the architects, so should be pretty good design.

This looks like it could be taller than the 47 floor, 5 Beekman nearby.

Until we get renderings, we don't know what type of crown or if it will include it at all, but this is probably playing around with the 700 foot range if not more.

Edit: Just saw Crawford post as I was typing this when he must of posted it. Good to know my speculation is on point though.

Great news. It will rise to an identical height as 5 beekman.

YIMBY stumbled across this image on the website for Primary Capital, which is handling the EB-5 fundraising for this project. The firm pegs the total construction cost at $492 million, and L&M is seeking $49 million in EB-5 funding.

Designed by COOKFOX, the building will reach 691 feet into the air across from City Hall Park. In terms of height, it will rival The Beekman, the 700-foot-tall residential building under construction across the street.

I don't know... it's.... broad!

Aesthetically attractive? I guess some will like it. Looks like a wide mess to me, nothing really interesting about it except you WILL notice it. It may not have great height compared to others in the area, but it's wide!
