P3 SE Corner Pour

They are pouring the SE corner of the P3 parking level now. The scaffolding and form work has started south of the elevator core for the ramps leading up to the next level.

1/10/23 - P4 Parking Level

- They poured the ramps going from P3 to P4 yesterday.
- Scaffolding being assembled in the entryway on the Northern edge for P4 floor. This is the lowest parking level that will cover the entire building footprint.
- They completed hooking into street power so the generators by the construction trailers are now gone.

I see how the building is set back from Republic Square and assume will be the same once the Post Office site is redeveloped. The Hobby Building may not have this restriction.

1/18/23 - NE Corner P4 Pour

- Pouring the NE corner of P4
- Working on forms on the western edge of that level
- First visible piece of the construction concrete pumping tower lying on the south side of the elevator core. Up to now they have been using the mobile concrete pumping trucks.

If you scroll down far enough, you can see that the entire high-rise portion is leased already. The mid-rise portion shows availability. So I guess that means it's half leased at this point.

They announced a while ago that the anchor tenant is Vista Equity Partners.

Hard to imagine this outfit taking more than a floor or two of this massive building.

They have 500 employees so it depends how generous they want to be with their employees for space but yeah 3-5 floors max.

This is an Austin building, though, so you know like the first 25 floors are for parking.

As mentioned above, the highrise portion appears to be fully leased. 393,763 sq feet in total.

There remains another 416,251 sq ft in the midrise section left to occupy (that's not to say that partial floors haven't been leased, but I don't know if that's even an option).

18 floors of parking?! I'd hate to drive to the top of that.

Most of the office buildings here are legitimately 50% parking. Which I suppose makes sense given that a car takes up more space than a desk. My office building has like 12 or 13 floors of parking and it's actually not enough. We need that light rail badly.
