There would still need to be approval from the zoning committee, which will still require Ald. Dowell's blessing. Still interesting that they won't have to go through the Plan Commission again. 738 units will do a lot for increasing local density.

That's good to know, she might be less compelled to listen to NIMBYs since less of her ward is in South Loop as compared to Dowell

No, "chicagoarchitecture" is a little confused. It just means no new Lakefront approval will be needed. Plan Commission and City Council approval are still needed to amend the PD.

The alderman will make her decision on whether to support the project next week.

The developers want to go before plan commission/zoning/city council by July.

They'd hope to resume construction this fall.

^No, just a weird rerun of the February meeting, with lawyer, developer, and architect going through the same slide deck.

I had forgotten that the new plan doesn't even include a little dry-cleaners space. No retail at all.

Now if Ald. King does enforce some sort of change, I hope that's what it is. I mean give me 300 sq ft of some shop or service!

I feel like the building itself will have enough tenants to provide a steady enough stream of customers to a business at the base, let alone all the surrounding developments.

If we want the southern end of Boul Mich to be vibrant and active, its gotta be more than just apartment building lobbies.

For sure. We'd only be talking about a small amount of retail space here in any event. And literally any corridor can be over-retailed these days, granted. I mean the Mag mile in aggregate right now is quite over-retailed because of all the higher-floor retail space that is either empty, about to be empty, devoted to the dying department store format or otherwise functionally on its last legs.

It is a good question though for many new highrises - I question more the many mid-rise/high-rise projects on random streets/intersections in River North, for example, in terms of asking whether there has been a bit too much retail space added for the market, and specifically the changing nature of retail. On the plus side, you have the space available to accommodate different types of retail/services etc that gain traction in the future.....the downside of course is that some of this space could sit dark for a long time until then.

Most firms, especially as big and well-known as JAHN, usually have succession plans in place, and I suspect that has already been enacted, possibly as soon as Jahn was declared dead.
