That's the Mid Atlantic Social Security Center. Developers are going to have a hard time prying that land away from the feds. I do believe that will likely be the last property developed in this new neighborhood.

I am finding it interesting that these new projects here in "SoNo?" look nothing like anything in the immediate area. It's like BOOM!
Like I said before, it's looking like K Street, but in a good way.
I was hoping this prized vacant district between Spring Garden and Callowhill was not going to be gobbled up with $million mansions.

some large parking lots, yes. But hardy empty.

I mean to say, it doesn't have the density that it warrants. It's location. It's flanked by 2 trendy vibrant areas, walking distance to the best of the city and what is looking to be a world class waterfront and a bit of a clean slate. Easily accessible to subways. Not so hindered by historical restrictions.
This is a unique opportunity and should be exploited.

The entirety of Spring Garden is going to be fantastic here soon. Just that little area has this, and the big building going up across from Yards. Need some more to connect this with place over by Union Transfer and Love City

Don't get me started on Union Transfer...

What a gem in this town. I would love it if there was great bars and rstaurants built up around that place. Pro Tap is great but before a show, it's impossible to get a seat in that place.

There's Juno, Roy Pitz Barrel House, the Institute and Triple Bottom Brewing all much closer to UX than Pro Taproom.

La Chinesca just opened next door and it was pretty packed last night as was Union Transfer! The area is shaping up niceley! Edit: and Prohibition Taproom is right down the street at 13th (albeit kinda an older crowd).

RIP The Institute - they closed a year or 2 before the pandemic.

Man... gotta give props where props are due. Southern Land Company just GETS SHIT DONE, and I'm happy to have them here, so invested in Philadelphia.

In the time they've gotten 4 highrise projects up and running (3601 Market, The Laurel, 1620 Sansom and now this, 418 Spring Garden), only one other developer outside of the major universities and hospitals has done that: Brandywine Realty Trust... no other major developer in Philadelphia has done the same. Maybe PMC has too? But still... my point still stands, as their projects are typically not as exciting until River Walk towers.
