"Gallaudet University and JBG SMITH have unveiled plans for what might be the largest new residential development to date in the Union Market area.

A second-stage planned unit development (PUD) filed with the DC Zoning Commission last week outlines plans for a 120-foot, 647-unit residential development at 1331 5th Street NE behind Union Market. The new building, designed by Selldorf Architects, would sit right behind Union Market..."

"As the redevelopment of the former Department of Agriculture building a block off DC's Wharf moves forward, a few new renderings have been unveiled.

Earlier this year, Jair Lynch Real Estate Partners filed plans for a development that will deliver 498 apartments above 22,600 square feet of retail at 899 Maine Avenue SW. The building will be 100-120 feet tall and will include 244 parking spaces and 110 long-term bicycle spaces. Perkins Eastman is the architect and Land Design is the landscape architect..."

"A short month removed from its last update on the $10 billion project, Grimshaw Architects has unveiled renderings for the expansion of Union Station in Washington, D.C. that provide a clearer picture of how the revised plan will take shape over the coming two decades.

At the center of the design is the new train concourse defined by a clear-span roof canopy and beset with a series of skylight features lying directly north of the existing Beaux-Arts hall from 1907. Much of that original structure has been left untouched, while transportation upgrades are present in the form of expanded rail platforms, an elevated and greenery-lined new drop-off area, and new entry portals that alleviate crowding from the Columbus Circle side while allowing access to the nearby H Street corridor..."

The Wharf Phase 2 is looking fantastic in those photos! It was such a bland place with some older ugly buildings and lots of parking 10 years ago when I walked around the area. Now it's fantastic!

And those images for Union Station look more like a European train stain. Too bad it doesn't already look like that instead of still being far out into the future.

JBG Smith pitches plan for another huge residential project near Union Market

“JBG Smith Properties Co. is looking to build one of the largest developments yet near Union Market.

Last week, JBG Smith (NYSE: JBGS) filed for a second-stage planned unit development at 1331 Fifth St. NE, immediately north of the main Union Market building on land owned by Gallaudet University. Its plan for the 1.8-acre site includes 647 multifamily units and 33,500 square feet of ground-floor retail, with a 345-space underground garage.

JBG Smith said in filings that 10% of units would be reserved for below-market housing, most for households earning less than 50% of median family income and the rest for 80% MFI households. At 615,700 square feet, the new development would slightly smaller than the one previously approved for the site and would have 50 fewer parking spaces. The land is now used for parking and construction staging...”

The Ruben Companies has filed plans for a 248-unit apartment building at 1100 South Capitol Street SE just north of Nationals Park and adjacent to St. Vincent de Paul church. The 130-foot tall building was designed by Eric Colbert & Associates and Robert A.M. Stern Architects..."

Eat DC reportsthat construction has started at The Vermeer (113 Potomac Ave SW). This will be a 520 unit apartment building set to deliver in spring 2024.

"A large apartment project is in the works along one of Anacostia's main thoroughfares.

Dilan Investments has filed plans with DC's Historic Preservation Review Board (HPRB) for a four-story plus cellar mixed-use building at 1605-1607 Good Hope Road SE (map). The development, designed by Teass\Warren Architects, will have 87 apartments and 1,200 square feet of retail and will adhere to Inclusionary Zoning requirements..."
