According to documents posted on the City of Guelph’s website, Tricar Properties has revised its pitch for buildings spanning several properties at Gordon Street and Valley Road, now proposing two 10-storey buildings. The one fronting Gordon would contain 151 units, while the second on the east end of the properties holding 174, making a total of 325.

This is a reduction from what was seen in Tricar’s proposal, first unveiled last year, which saw the buildings standing 12 storeys tall with a combined 377 units.

At 10 storeys, the buildings are now at the height laid out in the city’s official plan.

While the size of the buildings has decreased, the amount of land the developer is looking to build on has grown, with 1270 Gordon, once the home of Monte’s Place, being purchased by Tricar and now included in the overall pitch.

According to the revised submission, the additional property would be used as a common amenity area for the buildings’ occupants should the project get the go ahead from city council.

The addition of another property also brings down the density of the overall project, now down to 182 units per hectare from the original 271.

The number of parking spots on site was also lowered, dropping to 519 from the original 587. Of those, 83 would be for visitors.

Tricar is up to the 3rd floor now using precast concrete on their downtown Edgewater condo building. Phase 3 of their Gordon Square site is still a hole in the ground.

Condo in Guelph's Ward neighbourhood gets council go ahead




City council has given the green light to a new multi-residential building in the Ward.

In a 10-3 vote at its Dec. 13 planning meeting, council approved IT Enterprises’ development application for a four-storey, 22-unit condominium building at 66 Duke St.

One of those voting against it, Coun. Dominique O’Rourke, raised concerns around the lack of a dedicated accessible parking spot for any visitors to the building, noting she did not “think that’s acceptable.”

The project’s developer, IT Enterprises, is proposing 22 parking spots for the building, along with two for visitors. The parking stalls, however, would be unbundled from the condo units, meaning future residents would need to purchase it separately.

Proposal for 98-unit apartment, commercial building made for south Guelph

A new apartment building is being proposed for the south end of Guelph.

According to documents posted on the City of Guelph’s website Feb. 2, an application has been made to rezone 1373 and 1389 Gordon St., with plans to build a nine-storey, 98-unit building there.

Documents posted as part of the proposal list both Reid’s Heritage Homes and Reid's Heritage Properties as behind the project. According to property records, the two properties were purchased this past summer for a combined $4.05 million.

Along with the residential proposal for the lot at Gordon’s intersection with Vaughan Street, developers are also proposing to have commercial space on the ground floor and office space on the top floor. Preliminary floor plans indicate the second through eighth floors would each have eight one-bedroom units and six two-bedroom units.

Made public in early 2020, Willow Court Ltd. initially proposed building two six-storey, 65-unit buildings at the northwest corner of Willow and Dawson roads, with much of the existing plaza there to be demolished to make room for the new buildings.

However, by June 2021, that was brought down to total 115 units.

"The plan submitted by a numbered company that owns the Days Inn calls for 389 "post-secondary school residence units with 520 bedroom units" at 785 Gordon St... An application has been made for Official Plan and zoning bylaw amendments."

The plan also calls for 587 square metres (1,926 square feet) of commercial use on the ground floor and includes a total of 220 parking spots, both below and above ground.

Proposed downtown Guelph apartment building would be tallest in the city



A developer is looking to build the city’s tallest building on a vacant piece of downtown property.

According to documents posted on the city’s website, Fusion Homes has filed for the rezoning of 58 Wellington St. E, at the northwest corner with Wyndham Street South, in order to construct a 23-storey building. Inside, Fusion is looking to have 250 residential units and commercial space on the ground floor.

Under the city’s official plan, the tallest building permitted for that property is 18 storeys.

As well, Fusion is looking to include 224 parking spots — 211 for residents and the remaining 13 divvied up between visitor’s to the building’s residents and for those going to the retail outlets on the ground floor.

Approval recommended for new Guelph seniors home

All Seniors Care looking to build 226-unit project at Arkell and Gordon, with both independent living and memory care options



City staff are recommending approvals be given to a number of rezoning requests for 33-41 Arkell Rd. and 1408 Gordon St., a vacant property where All Seniors Care (ASC) is looking to build 226 total units on site, with 47 seniors'/retirement-oriented apartments, 99 independent living suites and 80 memory-care units. Buildings on the property would range from single-storey amenity buildings to residential buildings between five and six storeys tall.

As for things to do, the developer is proposing fitness facilities, a swimming pool, dining facilities, personal services, a library, chapel and theatre......
