Moving of Kaplan St. Templar buildings begins

The buildings are being moved to a 40-dunam (ten-acre) park, which will contain 37 buildings slated for preservation.

The moving of four out of five Templar buildings in the Sharona colony on Kaplan St. in Tel Aviv is beginning this week. The 120 year-old buildings, which are slated for preservation, will be moved 10-20 meters from their current location, at a cost of NIS 26 million. The fifth building will be moved in a few months.

The buildings are being moved to a 40-dunam (ten-acre) centralized park, which will contain 37 buildings slated for preservation. The park will be located in the middle of a new 190-dunam (47.5-acre) business and residential center planned by the Israel Land Administration (ILA) in the southern Kirya project in Tel Aviv. The center will include office, hotel, commercial, residential, and public space.

The buildings constitute the remnants of the historic Sharona colony, founded in 1873 by members of the Knights Templars from Germany. One of the buildings was a Templar community center, and another was a school. Hundreds of trees from that period will also be preserved. The ILA will market 25 of the 37 preserved buildings for commercial use, while the other twelve will slated for public use.

Dutch company Mamoth, which has experience and know-how in moving buildings, will do the work. The Tel Aviv-Jaffa Economic Development Authority is responsible for the project.

Kardan joins Tel Aviv light railway consortium

Three consortium are participating in the tender: Spidan, the MTS group, and the Metro Rail group.

Kardan NV (TASE: KRNV;AEX: KARD) is joining the Spidan consortium, which is participating in the Tel Aviv light railway tender. Spidan, considered the weakest of the three bidders, has recruited important players in the recent months in order to strengthen the group.

An agreement arranging US engineering company Parsons Brinckerhoff’s membership in Spidan was recently signed. Recruitment of railway manufacturer Bombardier (TSX: BBD) has not been completed, since the group is unsure whether Bombardier should be a subcontractor or a member of the consortium. Consortia in the tender are entitled to change their members until early May.

Three consortium are participating in the tender: Spidan, the MTS group, and the Metro Rail group. NTA Metropolitan Mass Transit System, which is sponsoring the project, said that it had received no formal notification that Kardan had joined Spidan, but confirmed that negotiations were taking place.

Good luck to them with marketing Square tower

I really hope they will resume this one.
With regard to South Kirya does this mean that in a few months they might start construction of some of the towers there?
We know they at least part of the compound is for Government and Army so they don't need to wait to secure financing etc.

Jaffa police building to be converted to hotel

The developer who wins the tender will be permitted to expose lower floors in the building that were buried in the process of time.

A historic building on Yefet St., near the Clock Tower in Jaffa, which has been used as a police station for years, will be vacated in the coming weeks. The police station will be moved to a new building on Salame St., and the site will be marketed for a luxury hotel. The Israel Land Administration and the Jaffa local administration will market the building in two months as a 200-250-room boutique hotel. Under the Urban Building Plan (UBP), construction rights in the building total 6,000 sq.m.

Converting the building to a hotel is part of a general plan by the Jaffa local administration, the Tel Aviv municipality’s agency responsible for development of Jaffa, to develop tourism in the Clock Tower area. The Clock Tower square was the center of Jaffa during the period of the Ottoman Empire. It includes the historic governor’s building, which will become a center for Turkish culture in Israel, in a joint venture with the Turkish embassy.

Jaffa local administration director general Dror Amir said that the hotel will be branded as a boutique hotel in the same style as the American Colony Hotel in Jerusalem, with a unusually styled patio. He said the hotel would benefit from its proximity to the sea, the Jaffa flea market, and the Jaffa port. Amir added that the developer winning the tender for the site will be given the right to expose the building’s cellar. The building is known to have floors that have been buried in the process of time.

The building is one of the oldest in Jaffa. Built during the seventeenth century by the Ottoman rulers, it has been used as a jail, a prison, and an execution facility. The British used it for the same purpose, imprisoning members of Jewish underground organization Irgun Zva’i Leumi (national military organization) there during the British mandate. The building was converted into a police station after the state of Israel was declared, and used to hold detainees. The most important was Nazi war criminal Adolph Eichmann, who was held there for two months.

Building rights will be added to the three-storey building, but towards the west, not in height. The building’s Yefet St. façade will be preserved. The building’s northern façade and gate have already been renovated and preserved.

The detention cell in which Eichmann was held is within the hotel compound, but how it will be used has not yet been decided. Amir said, “It’s reasonable to assume that Eichmann’s cell will not be converted into a honeymoon suite.”

Ayalon Park project approved

The huge green space project in Israel's center will cost hundreds of millions of shekels.

The government today approved by a telephone vote a proposal by Prime Minister Ariel Sharon to build the Ayalon Park project. The park will provide a green space for the greater Tel Aviv area, for the public benefit.

The Ayalon Park will be a vacation and leisure center. It will include a large lake, sports facilities, community centers, an amphitheater, pedestrian walkways, and tropical gardens, among other things. The project also includes rehabilitation of the Hiriya waste site, which will be covered with a variety of colorful flora, and purification of the Ayalon and Shafirim rivers.

In order to implement the outline plan, an agency will be established to set up, design, and manage the park, and ensure its preservation as open space for future generations.

A joint team of the Prime Minister’s Office; the Ministries of Environment, Interior, Justice, and Finance; the Israel Land Administration, the Tel Aviv municipality; and representatives of the local authorities bordering the park region will recommend within three months to the government the most suitable organizational and legal structure for the agency.

The government, local authorities, overseas donors, Mifal Hapayis Israel National Lottery, the Jewish National Fund, and other agencies that have expressed willingness to help with financing will cooperate in the project, which will cost hundreds of millions of shekels.

Tel Aviv municipality plans for next 10 years

There is an interesting article in ynet (in hebrew)

about future of Tel Aviv as how municipality sees it.
Among the plans are turning Begin way into main business center of Tel Aviv and 100 floors building is part of the plans!
Many other towers are planned and also new lines of light train etc.

I just wish they would build Egged tower finally

At the moment there is a problem with office towers in Tel Aviv.
There is much more hope for residential towers (many are u/c)
or are going to start soon.

Kahtan brothers started building it but ran out of money apparently.
That was supposed to be a building with 17 floors residences and 3 commercial floors.
Now some diamond exporters are trying to buy it out from them and maybe they will resume construction there

Schecter, Nemdar buy Kahtan's Dizengoff project for $15m

The sale amounts to a third of the Kahtan brothers debt to Discount Bank.

Diamond dealers Nemdar and Schechter have bought Eliahu and Ezra Kahtan's project at the corner of Dizengoff St. and Frishman St. in Tel Aviv for $15 million, a third of the Kahtan's debt to Israel Discount Bank (TASE: DSCT).

The privately owned three-dunam (0.75-acre) site is zoned for the construction of a 10,000-sq.m. 18-storey luxury residential high-rise with 100 apartments, and a 13,500-sq.m. four-storey underground parking garage.

In July 2003, Discount Bank claimed that the Kahtan brothers were in breach of their financing agreement from the project's early stages, and that the bank sought to foreclose the NIS 200 million lien on the property.

Nemdar-Schechter is Israel's second largest diamond exporter, after Lev Leviev's LLD Diamonds, with $431 million in exports in 2004.

I think you are confused.
Train tower is not even under construction.
The tower on the picture is Museum tower I think (Berkovitch Tower).

I meant to call it the Museum Tower, but I said the Train Tower by mistake, though this building does seem to fit into the City Centrum in a big way.

Some facts about Museum tower

The building is 23 floors.
The building is meant mostly for lawyers since it is located very near to courthouse and is even connected by some underground way to the courhouse building.
The main developer is Migdal I think (Insurance company).

I hope some of the money is being raised for the third tower to finally start building it

Meshulam Levinstein negotiating partial sale of Discount Tower for NIS 200,000

The office building is located at the corner of Yehuda HaLevy and Herzl streets in Tel Aviv. Construction is scheduled for completion in June 2006.

Sources inform ''Globes'' that negotiations are being conducted for the sale of 13,000 sq.m. of office space on 13 floors, plus parking, for NIS 200,000. The annual revenue from rental is estimated at $3.15 billion, reflecting a 7% yield on the sale.

In light of the negotiations, Meshulam Levinstein will cancel the planned public offering of the subsidiary that manages the building.

The 13 floors will initially be rented to Discount Bank at $19 per sq.m per month for the first five years, after which the rent will rise to $19.95 per sq.m. per month, index-linked, for the following eight years.

Levinstein will build an additional 17 floors, covering 17,000 sq.m., located above the Discount Bank offices. The price of the additional floors is unrelated to that of the deal now being formulated with Discount Bank.

The total investment in construction is $40 million.

Azorim Investment, Development and Construction (TASE:AZRM) and Adv. Abraham Neeman will build the third and final stage of the luxury Neeman Towers project in the Transyarkon area on Tel Aviv. They will build three eleven-storey high-rises with 44 apartments each, for a total of 132 apartments, at a cost of $25 million, not including the land, which they have owned for many years. Bank Hapoalim (LSE:BKHD; TASE:POLI) will provide financial coverage.

The project will have twelve 230-sq.m. penthouses, to be sold for $2 million each. The Tel Aviv municipality owns 24% of the lot, and has rights to 32 of the project's planned 132 apartments.

BSR Projects negotiating to buy north Tel Aviv lot for $22m

Located next to the Yoo Project, the lot is zoned for the construction of a 30-storey high-rise with 132 apartments.

BSR Projects (TASE:BSRP) and Real Estate Group are trying to duplicate the success of its Manhattan project in north Tel Aviv. BSR Projects has completed marketing its Manhattan project, located next to Habas HZ Investments' (TASE:HABS) Yoo Project in Tel Aviv's Zameret Park neighborhood. BSR Projects and Real Estate Group is now considering building another high-rise nearby.

Sources inform "Globes" that BSR Projects is negotiation with a landowner of a six-dunam (1.5-acre) lot east of the Yoo Project, zoned for the construction of a 30-storey high-rise with 132 apartments. The purchase price is estimated at $22 million.

BSR Projects recently completed marketing of 177 luxury apartments in its 40-storey high-rise, due to be built on the lot adjacent to the Yoo Project to the west.
