UCSF is about to be going construction crazy in the area once again...

- Block 33 vision and office building on the southeast corner right across the street from the Precision Cancer Medicine Building is supposed to begin construction in June.

- Minnesota Street housing is planned to begin in August.

- Block 23A neuroscience building across Fourth from the main campus quad starts in September.

- Child and teen psychiatry facility at 3rd and 18th is supposed to start in November.

Kilroy said on earnings call yesterday that The Exchange is being pushed back to second quarter 2018 completion, and they're spending an extra $75 million on the project to make it more appealing to life science companies.

Interestingly, they now say they have no tenants for the project yet. Last October, they were saying they had much of it committed (with SF Business Times saying UCSF was likely taking up to half of the space), but apparently the letters of intent haven't been converted to leases.

The Draft Environmental Impact Report (DEIR) and refined plans for the San Francisco Giants’ proposed 28-acre Mission Rock project, which is slated to rise up to 240 feet in height on the Port of San Francisco’s Seawall Lot 337 (a.k.a. Giants Parking Lot A), have just been released along with a few new renderings and perspectives.

At full build-out, the proposed development will now yield up to 1,600 units of housing; up to 1.6 million square feet of office, retail and commercial space; 3,100 parking spaces (including a new parking garage at the southern end of the project); and 8 acres of new or redeveloped public space/parks, including a redesigned China Basin Park at the northern edge of the site, with a great lawn, play area and new plaza . . . .

If approved, construction is currently projected to begin by the end of the year and be phased through 2023. And a 4,000-seat entertainment venue and hotel are now potential components of the development as well.

In terms of environmental impacts, “an adverse impact related to a substantial increase in transit delays on Third Street between Channel Street and Mission Rock Street;” additional demand on Muni’s 10 Townsend and 30 Stockton lines, which are nearing capacity; and the impact of overlapping construction with other projects in the vicinity over the next six years are projected, but plans to mitigate said impacts have been drawn . . . .

Karl made it all the way to MB this evening... UCSF's work has throttled up a bit it looks like







... and trees have gone in along the sidewalks at the western end of the Commons

shots of block 1 from yesterday

here you can start to see the red-brickish and mustardy colors that I think the finished low-rise portions of the block will have. this is the Channel St side, with the empty lot for the future hotel in the right foreground



from the corner of Channel and Fourth



and looking up now-framed Channel St. the sky at the far end will someday be filled in by the mysteriously-not-started block 1 hotel and Mission Rock buildings



block 1 seems to be shaping up to be a bland disappointment from the outside, doubly unfortunate for such a visible parcel

looks like Mission Rock St between Third and Terry Francois is about ready to open. this is looking west from TF

scaffolding starting to come down on block 1



and, work has definitely resumed on the north side of Channel across from Arden. trees have gone in along the sidewalk there...



... and they've begun work connecting the existing section of Mission Creek Park to it



looking back west to east, I am disappointed how extensive it seems the parking lot is here, on a parcel that has always been green on the schematic maps of the area (similar to the one in front of the yacht club on the bayfront). to my eye, it is more than replacing the spaces being lost in the reconfiguration. trying to reserve full judgement till it's done, but not optimistic.







thought we were going to get more of this

Some more details on the expanded UCSF childcare facility that is going in just east of the current facility and where grading has been going on.

Some of the other grading and infrastructure going on in that area is for new temporary surface parking lots, which should open in about a month. They'll be closing the current Fourth Street parking lot (Block 23A) at that time in order to start construction on the new neurosciences building.

I believe the new lot for campus users will be on 16A, directly west of the utility plant. Some of the other blocks up there (15-ish) will be used for construction trailers/parking/staging for the neuroscience building project and perhaps the Minnesota Street housing project.
