except Harborside is basically right there. honestly not seeing where all this demand for more high priced golf courses is going to come from, esp with the glut the chicago region has and the decrease in play coming off the 90s/00s boom

The BHS methods don't appear to differ significantly from the prefab panel systems used on many TOD projects like the L, the Western or that one on Haddon. They come in panels and are slapped up by cranes. Then interior and exterior fit out occurs. It just appears that the BHS buildings have significantly lower quality of materials. Also I know the Haddon project doesn't even require cassions and sits directly on spread footings which would seem even cheaper than those giant screws.

Sure, but my point is that specifically with regard to land use, it was economically very easy to disregard large swaths of land. Such factors have varied greatly between markets.

^ wow, that's some decent density. Will replace a 1-story building sold by city colleges because of consolidations.

Wow, that's pretty cool! I do wonder about the impending Belmont Flyover of the Brown Line. I recall reading that several buildings along the tracks would need to be torn down as a result of that project. Does this thing have to wait for the CTA to get its ducks in order before it gets approved?

While I am super happy that this looks like it is moving forward, what I am really hoping for, is that they build another CTA Elevated Train Line to and from this new neighborhood, to the Loop...make another line, and even actually make it as an Elevated BRT line, which will be cheaper than a "regular" train line. Add an official EL Stop for the neighborhood, and additional EL stops along the way to the loop!

The flyover may only graze the back corner of the lot, but this would seem like the ideal site for construction staging, especially if it's already owned by City government... site is the building under the number "6".

I wouldn't want to make a big investment in this area as a developer with so many unanswered questions about a massive infrastructure project that's literally inches from my site, where the design could change at any minute... although I guess it can't hurt to go through the rezoning process, worst case scenario is you can demand more money when CTA comes knocking.

^ it's funny when they first announced the bypass and explained the buildings to be demolished, within months the Tops Pizza or whatever it was that's in the far northwest corner of the green buildings to be demolished embarked on a project to add a second story to their building - knowing full well it was slated for demolition.

I wonder if they were able to add that very cheaply and with low quality just knowing that maybe they'll get more $$ on the back end when it's demolished.

^^I think the latter. My gym is CPG, which was next to Topps and their rent was jacked in Jan/Feb so they moved. My guess, and it is only a guess, is that the owner of the property is hoping to get a better deal from the CTA - saying that he has highly valuable rentable space.
