I agree with others that West Loop has the most dramatic transformation, but the amount of construction that has gone on in "River North" is also quite a bit. Also, someone mentioned that "West Loop" is the fastest growing area in Chicago. Now I'm not going to do this by neighborhood within CAs, but that's not true. Near West Side is #3 in reality. This is compared to the 2010 ACS, which is what you're supposed to compare another ACS to (not the 10 year):

Population change from 2010 to 2019 via ACS:

2. Near South Side: +38.3%
3. Near West Side: +26.9%
4. Riverdale: +25%
5. Oakland: +23.9%

And a few notes...

-Density in south tower went from 550 to 489

-Height remains the same on south tower

-179 units where office was (north tower)

-Built in phases… south tower first

-Construction would be about 18-months for both towers

-Starting second phase before finishing first is the hope

-Financing and equity is tough, but there seems to be a rebound…

-Absorption stronger and concessions high for residential

-June plan commission

-30 % efficiency and studios

-50% one bedroom

-12-15% two bedrooms

-5-7% three bedrooms

Fulton Market developer plans massive apartment, office project

The 1.1 million-square-foot plan for "Fulton Square" adds to the mix of proposals for new residential buildings in the trendy neighborhood.

One of the busiest real estate investors in the Fulton Market District over the past few years has lined up a deal to buy most of a city block near the corridor's western end, where it aims to develop a trio of buildings totaling 1.1 million square feet of apartments and offices.

Teeing up what would be its largest project to date in the former meatpacking neighborhood, Chicago-based Fulton St. Cos. is under contract to pay roughly $40 million for more than half of the 1200 block of Fulton Street bounded by Racine and Carroll avenues and Elizabeth Street, according to Fulton St. co-founder Alex Najem.

The firm plans to redevelop the 2-acre eastern half of the block along with two apartment buildings totaling close to 600 units and a 500,000-square-foot office building, Najem said. The vision, dubbed Fulton Square, would add to a series of proposals for new residential buildings in Fulton Market north of Lake Street after the city lifted a ban on such projects earlier this year to encourage new investment amid the COVID-19 pandemic.

That would be the NW corner of this intersection. Currently a low-rise brick building.

They also mentioned plans for a future development on Randolph. That would be 1,030 extra units for the area

There was a business license issued to them recently for this parcel on 1325 W Randolph for construction/land improvement. They are definitely making moved.

^LOL That’s got a great ring to it.

Good luck to 1150 W Lake! I give them a lot of credit presenting this proposal considering the times we are in. Also nice to see the key project aspects do not include quotas/handouts/social justice/stroking and caving to the community groups. Instead, the developers seem to be focused on the development

bonus of U of Minnesota Masonic Children's Hospital in Minneapolis. Looks acid washed but super interesting. It changes colors as you change your angles. Especially pops during a sunny day.
