Billionaire’s Row developer Sedesco to build elevators for MTA subway stop in Midtown

The Turkish real estate firm is the first private company to capitalize on a recently-approved city zoning law change known as Zoning for Accessibility that aims to incentivize builders to make transit stations more accessible in exchange for up to 20% more square footage.

“This agreement is proof that the MTA’s historic Capital Plan, along with partnering with private developers, will allow the Authority to modernize the entire transit system as quickly and efficiently as possible,” said acting MTA Chair and CEO Janno Lieber in a statement Tuesday, Dec. 7.

Under the proposal, the pair of fresh elevators would come to the station that is currently not accessible under the Americans with Disabilities Act, including one going from the southwest corner of West 56th Street and Sixth Avenue to a mezzanine, and another from the mezzanine to the platform.

Sedesco will also build an elevator machine room, communications equipment and reconfigure the fare gates to make room for the lower elevator.

The developer will foot the bill for installing the elevators and provide an additional $9.83 million to the MTA to cover the cost of their maintenance and replacement after an 18-year lifespan.

Under the recently-passed change in city zoning regulations, the developer can add 52,075 square feet more floor space to its 63-story, 1,100-foot tall skyscraper planned at 41-47 W. 57th Street.

The city expanded the incentive in October for developers to build bigger if they made transit upgrades, allowing development sites within 500 feet of a transit station to avail of the added square footage.

More than 70% of city’s 472 subway stations are currently not wheelchair accessible and the agency aims to make 50% of its transit stops accessible by 2029.

The proposed tower’s sloping design is by Dumbo-based architects OMA and will join the array of slender high-end skyscrapers dotting W. 57th Street.

The development has a total area of 318,172 square feet, which includes a ground-floor restaurant, a hotel with 158 rooms between the second and 20th floors, and 119 apartments above that, according to public filings.

Local Community Board 5 gave an advisory vote against the application during its public review on Nov. 10, but the City Planning Commission approved it on Dec. 1.

The developer plans to break ground on the tower in 2022 and wrap up construction about four years later.

“Sedesco is pleased to partner with the MTA to help upgrade the 57th Street subway station and ensure it is accessible to all New Yorkers,” said company spokesperson Derek Gilchrist in an emailed statement. “It is a significant step toward enhancing the station while benefitting our development at 41-47 West 57th Street.”

At number 11 on our construction countdown is 41-47 West 57th Street, an 1,100-foot-tall mixed-use skyscraper on Billionaires’ Row in Midtown. Designed by OMA and developed by Sedesco, the 63-story, 443,000-square-foot tower will yield 119 residential units spread across 237,000 square feet, a 158-room hotel spanning 205,100 square feet on floors two through 20, and a 10,212-square-foot restaurant. The skyscraper will rise from a plot between Fifth and Sixth Avenues and will have frontage along both West 57th and West 58th Streets.

In recent news, Sedesco is expected to build two new elevators for the nearby 57th Street subway station along Sixth Avenue, servicing the local F train, to make it fully accessible under the Americans with Disabilities Act. In exchange, the developer will be allowed one acre of extra floor space. One elevator will be located at the southwestern corner of West 56th Street and Sixth Avenue, and the second will connect the underground mezzanine to the platform. This allowance is part of a recently approved change in a zoning law, called Zoning For Accessibility, through which developers can obtain up to 20 percent more square footage through public contributions. In this case, 41-47 West 57th Street would get 53,029 square feet of added floor space. The City Planning Commission approved the plans on December 1, 2021.

The site has been fully currently cleared of its previous buildings and is awaiting the start of excavation.

The new elevators for the nearby 57th Street subway station should please the locals. Another super tall slated to rise. We are looking at a four year construction table.

Yep, hard to believe theres been at least one supertall under construction continuously since 2004, barely 3 years after everyone said that 911 would be the end of the skyscraper era

You guys are laughing now but Jacksonville will soon assume its rightful place as the largest and most important city on Earth.

I heard the UN is moving its HQ there. The eiffel tower is moving there soon as well. Elon Musk even decided he didnt want to go to mars anymore after visiting.

Probably has a lot to do with where the elevator is landing also.

What I like about this one is that the massing is flipped with 111 W. 57th (Steinway), with the diagonal side facing north vs. south. So will have a bit of a zig zag effect when viewed from the east/west.

Yes it does. To take it even further, I would add a slender, tapering crown.

I like how it references 111 without trying to look like a mirror copy by adding a bunch of vanity height.

It’s not vanity height for the sake of vanity height. Steinway would be a different tower without it’s crown. Good design isn’t just about height, but what looks good. This tower is fine as is, but could be better were it not a tapering tower that falls flat at the top.

You missed my point. I like how it doesn’t try to look like 111 by just adding the same type of crown (which to me would seem vain, even if it is NOT vain on 111). Flat tops are not always bad. In this case I like the flat top.

And you missed the point completely. No one said it had to have the same type of crown. And mt point about the top is that it just “ends” the building. Nothing distinctive about it. New York’s skyline deserves better, especially at 1,100 ft.
