12 W. Maple was shown to the Committee on Design... The western wall of the tower is a blank core wall and the committee was not pleased with this "blankness" and asked if there was a way to reorient the core/corridor to alleviate that issue, so hopefully in an update, we'll see something different.

I know it's influenced by codes, but that western elevation is pretty darn bleak.

To me it says that maybe the low rise next to it has something planned and doesn't make any sense to put any windows right there. Easier path to the neighbors not complaining about their views being taken. This is a common move in places like Manhattan.

I doubt it. That's part of a garage for the building next door (1111 N Dearborn) which is covered by windows on all sides.

Would like to see the parking undergroud (this is a luxury condo project so they obviously got the money for it) and some mixed use component added as this is right off foot-traffic heavy rush/state st. Looks good besides that

A project being a "luxury condo project" versus an "apartment project" versus some other type of project says very little, necessarily, about the profit margins that the developer sees at the end of the day.

Agreed. But I'm guessing due to the small footprint of floorplans that the elevators are on that side instead of the middle kinda like No 9 Walton? https://chicago.curbed.com/2018/1/11...ffin-penthouse

So no windows on the elevators side. But this seems a little 'too much' (or too little in this case).

Edit: Missed ur comment about codes. What codes are you referring to?

Others can correct me if I'm wrong but I believe building facades on a lot-line condition can not have windows. I think it's due to the city's fire codes?

This is half the buildings in Manhattan. Is also what the buildings on LSD looked like before they filled into a wall.

You can do windows on a lot line. The trick is to move the lot line - you need to purchase the air rights from the adjacent property owner. So your buildable lot, instead of going "ad coelum" in a vertical column up to space, would actually jog over to the left at +50' up in the air or so.

If you buy 3' width of air rights, you can do 15% windows. If you buy 20' or more, you can do all-glass. There are intermediate steps as well.

Of course, this requires the permission of the neighbor. If the neighboring building is a condo, the residents will usually be too blinded by rage to vote in favor of the deal. Even though it's basically free money for the condo association, it often means the loss of views or the perceived loss of property value. But if the neighboring building is a rental, or a commercial/office building with no plans to build taller, then you can sometimes do an air rights deal.

2 bits of news on the front of 2 proposed high rises that we could see some action soon via demo permits.

1) There were 2 demo permits issued for 739 N Wells and 745 N Wells. If you remember, this is the site of a proposed 21 story high rise with 178 units and ground floor retail. Proposal called for 53 parking spaces. The 3 story building at the corner here would also go:

2) There were 3 demo permits issued for 213, 215, and 221 N May St. This is part of the 210 N Aberdeen site which will be a 19 story high rise (239 ft tall) with 414 units and 102 parking spaces.
