The fastest growing population in North American + restrictive exclusive single family zone in 70% of the city = massive development in the remaining 30% of residential lands.

Toronto has Dallas level growth rates but also has restrictive development permissions which highly discourage outwards growth of the urban area.

There are rules where 50% of new units have to be within the existing urban area, and the real number is actually higher than that.


Plus Toronto is Canada's NYC and serves as the "big city" for the country. Imagine if NYC had Dallas level growth rates and grew at 1.5-2% annually.

Yesterday was absolutely nuts with the huge volume of final reports recommending approval of projects (most updates were posted by UrbanToronto forum superstar Northern Light).

Here's another batch of recommended for approval proposals... including some real skyline changers.

Recommended for approval.
Not sure where they will find anchor office tenants but hope they do… to ensure the large park decking over the rail corridor actually gets built($). I believe they plan to build the 2 residential towers and the west office tower (and finish about half the park/deck overbuild) in the first phase. I think the east half of the park/deck overbuild will also be structurally completed at the same time, but not landscaped/programmed until the east office tower is completed. The timing of the entire overbuild over the railway corridor is also impacted by Metrolinx upgrade plans in the rail corridor.

Office towers are 303m (60s) and 262m (50s) and residential towers are 192m (52s) and 186m (50s). Early rendering below.

The city is also opposing this purpose-built rental (full build-out is more than 1000 rental units) and retail proposal next to a transit station. Other than a push for an affordable housing element, many of the city objections seem kinda cut and paste “does not conform”. Intensification, particularly given these are rentals, makes sense here imo.
