Facade Assembly Imminent At 5904 Germantown Avenue In Germantown

A recent site visit by Philly YIMBY has discovered that construction work is well underway at a five-story, 28-unit mixed-use building at 5904-96 Germantown Avenue in Germantown, Northwest Philadelphia. The property is situated on the southwest side of the block between West Rittenhouse and West Haines streets, half a block north of Vernon Park. Designed by KCA Design Associates and Ambit Architecture (as the exterior designer), with GRIT Construction as the contractor, the building will span 27,450 square feet and feature 1,215 square feet of commercial space, a roof deck, a green roof, and full sprinkling. Permits list a construction cost of $3.7 million.

Reusing some of that ledge would have been neat. It kills me to think they just haul that stuff off for fill someplace.

Looks like the parking lot by Suprema coffee on Pine (1510 pine) will be biting the dust for a beautiful 5 townhome proposal. Found this in today’s CCRA zoning presentation. The attorney presenting the plan said the lot has been a parking lot since at least the 40’s. This is awesome. I walk by this lot every day on my way to Market for work and I was just saying last week that this lot needs to go. Lo and behold, I won’t have to wait too long!

The garage facing Pine Street is such a letdown. How do architects go through years of school and still make basic mistakes like this?

Was wondering if someone was going to mention that lol. There should have been two townhouses facing Spruce with the garage (if they really needed it) on the side street. It might have complicated garage access to all 5 of the townhomes but it would have looked a lot better.

For all of the HC’s quibbling as of late, I’m really surprised they didn’t try to correct this.

It looks like an otherwise high quality project, but yeah the garage door fronting Pine does anger me. One of the CCRA zoning committee members asked that question and I believe the attorney said the HC review was review and comment only because the project is by right except for a small height variance and the existing structure was not historical, but is in a historic district.

I was gonna disagree with you guys on the garage door being on Pine St as an issue, however further looking at the street view of the area; There is an alley to the left of this lot which should have been integrated on that side, however if we think about space, and the ease for vehicles to get in and out of the garage Pine St is the better option.

If the garage door is built to match that rendering they will use the good high quality wood on the door just like for example this.



It would look good and really wouldn't be an issue.

The design looks great and I am ok with the garage. I am a little disappointed that they are townhomes however. It doesn't need to be a skyscraper but more density would have been nice.

The height, and design match the area it is perfect for the area.

This side of Pine is still more relaxed with residential compared to other strips. The height most definitely could have worked especially with Broad St right there and a high-rise literarily on the same alley, but it's all good one less parking lot.

Yeah always a shame that almost everything is built so short even right next to BSL stations once you get south of of like Spruce, it really bakes in the subway being underutilized for no reason. Cities gonna need bigger buildings that aren't literally on broad street (this is like 500 feet from Symphony house!), but at least it's replacing a parking lot.

Yeah honestly the door itself doesn’t bother me all that much. It’s mostly that there’s a 10 foot gap between this building and the next one up the side street that could have held the garage entrance. The presentation said that area will just be deeded as a backyard to the last townhouse there on the right. Just seems odd to set it up like that. But yeah with good materials used, even with the garage door, replacing a parking lot that’s been there at least 80 years with an otherwise fantastic looking project is a big win.

Also, as to the height, the by-right w/ green roof and affordability bonuses would have been ~10 feet taller according to the presentation. I’d honestly prefer the uniform height on Pine street to preserve the neat looking block over 10 feet in additional height.

An architectural metal gate and then a decorative garage door would have been sharp as well.

Mods, take down if you wish, but I think it's worth sharing because this is not a good look for the city we love. This happened during the fireworks show. I am not trying to argue or deflect or say "it happens everywhere", but more a reminder how important the next city election cycle is.

Is there another set of townhomes going up in the nearby Gayborhood? Replacing a small parking garage I believe.

Yeah, just another day in America. I think the mayor publicly acknowledging afterwards that he can't wait to not be mayor anymore was atrocious. The guy can't even pretend to care about the job.
