10 South Central/World News Site in Clayton: The project goes before the Clayton Board of Aldermen next week, likely for final approval. It's unclear at this point if that's the case or not since the website doesn't specify. Since we first saw the plans a few months ago, the penthouse level was slightly redesigned to be a bit nicer. The height increased slightly as well from the original 300ft to about 310ft.

New renderings...

Big new project announced in Downtown West
A several phase plan by the AHM Group and four architects (Korb and Associates, Trivers, Arcturis, and StudioDVLP) has been proposed in Downtown West. The sites all sit just one block north of Centene Stadium (where St. Louis City SC will start playing in March). The development is estimated to cost $200 Million and include
- Between 475-500 apartments
- Between 25,000 and 30,000sf of retail/restaurant space
- 30,000sf creative office space
- Between 750-800 parking spaces

The project consists of 5 components (two redevelopments and 3 new buildings). The biggest building will be a 29-story apartment tower with about 290 apartments. It will be constructed with a 7-story concrete parking podium and 22-story mass-timber section.

The project was given preliminary approval for a 10 year, 90% tax abatement by the city's LCRA. 45 affordable and workforce housing units are also planned.

Man, that 29-story mass-timber project looks good. Downtown West is on the move. There just needs to be more new construction done in the core.

When are they going to do something with the rotting Clarion Hotel building? It's on prime real estate. Easily a top-tier hotel/residence could replace it.

Green Street is proposing a $400 million mixed-use development in suburban Brentwood
Green Street proposes homes, offices and hotel on Manchester Road in Brentwood

Quote:
Green Street's proposal envisions a microbrewery or distillery, 170-room hotel, over 600 apartments, townhomes, an office for "a nationally recognized" prospective tenant and other commercial space.

Some of the apartments will be designated for seniors and 66 apartments will be "workforce housing," which charges below market-rate rent, according to the plan.

To keep floodwater off Manchester Road, Brentwood takes on $80 million project

Some exciting new developments coming to St. Louis. I really like the proposal for Chouteau's Landing.

AHM plans new build at 4100 Manchester in The Grove

Quote:
AHM Group plans a new building to replace the former Attitudes space with it’s pink brick at 4100 Manchester at Sarah in The Grove district of the Forest Park Southeast neighborhood. No, this isn’t 4101 Manchester, the long stalled hole in the ground across Manchester. AHM hopes to create a presence at the east end of the Grove. They intend to embrace the multi-modal car-optional lifestyle that development in the area has fostered. The architect is JEMA.

$1.2B Gateway South Project planned at Chouteau’s Landing/Kosciusko

Quote:
The Gateway South Project is expected to be developed over several years at an estimated cost of approximately $1.2 billion. Potential public funding and incentives for the project include, but are not limited to, federal port infrastructure grants, New Markets Tax Credits, Opportunity Zone, Brownfield Tax Credits, AIM Zone, Port Improvement District, Community Improvement District, Transportation Development District, MSD Rainscaping Grants and various tax abatement programs.
It is the Developer’s intent to create a nonprofit corporation to operate and maintain various public spaces within the Redevelopment Area.

I like that 4100 Manchester project. It has a big city feel to it and it's great that developers are starting to go small again in the Grove.

This is a massive, $1.2 Billion development by Good Developments Group, which was recently founded by former employees of JDS Development Group of New York. Plans call for office, residential, retail, entertainment, green space, industrial, and parking all on in an 80-acre district south of Downtown St. Louis. Conceptual architecture design is by Henning Larsen of Copenhagen Denmark.

The timeline for construction is 10+ years and supposedly the development team already has some tenants signed on for 400,000sf of new industrial space.
