here's another new tower for milwaukee just revealed today.

BMO Harris Bank will build a 25-story office tower next to its current office building on Water Street in downtown Milwaukee and real estate development firm Irgens will take possession of the bank’s current building and refurbish it in preparation for new tenants, according to an internal memo obtained by BizTimes.

The new building, which will be called the BMO Harris Financial Center, will be 335 feet tall and will be built at 780 N. Water St., a site currently occupied by a seven-level parking structure for the existing BMO Harris office building.

BMO Harris employees from the bank’s existing office building at 770 N. Water St. and the Milwaukee Center building at 111 E. Kilbourn Ave. downtown will move to the new building when it opens in December of 2019, according to the memo, signed by BMO Harris CEO David Casper and Alex Dousmanis-Curtis, group head, U.S. Retail and Business Banking.

Nice to see them keeping the M&I Building. Also like how the facade of the South massing of the new proposal clearly references the M&I facade.

In its place, Irgens will build the 357,448-square-foot, 335-foot-tall BMO Harris Financial Center tower and lease four-and- a-half floors to BMO Harris. That building will be complete in time for BMO to move in by December 2019, he said.

Irgens said that in 2020, after the new tower is done, he plans a roughly $90 million overhaul of the existing 20-story BMO Harris building at 770 N. Water St. to convert it for a mix of uses, including potentially a hotel, apartments and offices."

"The Financial Center tower will include 590 parking stalls on its lower floors, and a new retail banking space for BMO on its first floor facing Water Street. Another retail space would be built on the east side of the building facing North Broadway."

Downtown Milwaukee's BMO Harris Bank building has been sold to a developer, setting the stage for construction to begin this year on a new office tower for the bank and other businesses.

The Irgens development firm has closed on its acquisition of the 20-story office building, 770 N. Water St., its adjacent seven-level parking structure and an adjoining parking lot, developer Mark Irgens said Tuesday.

He declined to disclose financial terms, which includes BMO Harris leasing back the space from Irgens.

Irgens and BMO Harris in December announced plans for the 25-story BMO Harris Financial Center, which the development firm will build on a parcel now occupied by the parking structure. That site is south of E. Wells St. between N. Water St. and N. Broadway.

Work to relocate utilities at the development site begins this month, followed by the parking structure's demolition.

BMO Harris Financial Center Becomes Visible From South Harbor

The BMO Harris Financial Center became visible today from the UWM (University of Wisconsin Milwaukee) School of Freshwater Science South Harbor webcam.



From this viewing perspective, the BMO Harris Financial Center being a modest high-rise at 335' ft (~102m)[1], will when complete appear to reach just short of the height of the flag pole atop the Milwaukee City Hall Building at 393' ft (~120m)[2] and visible about a block to the left (west).
