Site is being cleared for SLC's new tallest!



Also apparently the building has been renamed the "Astra Tower." I guess we are getting the "Astra" sooner than Phoenix.

For anyone who may be curious, here's an update. This tower has been held up since June because of a lawsuit filed by the neighboring property owner. The lawsuit has to do with the vacant property previously being used by employees of the small businesses next door for access to their small parking lot for decades. The property owner argues that this qualifies them for a prescriptive easement across the tower site and that the tower should be redesigned in some way so that cars can still cross the site. More info here.

Most of us SLC forumers agree that this is a cash-grab and have been waiting for the two parties to settle out of court before an actual trial. The parking lot in question can still be accessed by cars from Plum Alley nearby, so it's not like this is being done out of some kind of necessity.

Crews also apparently discovered that there is a large concrete slab under parts of the vacant lot. Last week there may have been a concrete-cutting crew on the site but there's not been any activity since. There's no active injunction to my knowledge so hopefully we see movement soon!

Updated Excerpts from the Deseret News - The Astra Tower will feature 680,000 square feet of luxury apartments, a six-level parking structure, an “outdoor urban park,” a clubhouse, a fitness center, a work lounge with conference rooms, a rooftop pool next to a spa and wellness center, a 4,000-square-foot roof terrace with “panoramic views” of the Wasatch Front, and exclusive sky lounge access for penthouse residents, according to planning documents.

The building would be 412 feet, plus an additional 36 feet for a high-speed elevator and mechanical equipment penthouse, according to planning documents.

The tower will feature 380 units, including studios, one- and two-bedroom apartments, which will be “crowned with two levels of exclusive penthouse units,” according to a narrative of the project. It will also feature 40,000 square feet of communal amenities on three different floors to “create a unique vertical urban community,” designers wrote.

Designers also say the tower will feature an “extensive amenity program” with “unparalleled service support,” including 24-hour concierge, package delivery, dry cleaning services, a pet spa and other services “that will make the urban living experience convenient and uniquely luxurious.”

“The Astra Tower will set the stage for a live/work/play concept, assisting Salt Lake City and Utah in continuing to further recruit new professional talent as it attracts top companies to its booming economy,” designers wrote in the planning documents.

Additionally, developers seek to make The Astra Tower an “exemplar steward of the environment.” Designers say the project will aim to “minimize its carbon footprint” through design, construction, and operations and will promote electric vehicles and bicycle share programs. It will also seek LEED Gold Certification for design and construction.

Developers will also explore using “photovoltaic vertical fins” — or a new type of solar technology along the side of the building” — with the goal to produce enough solar energy for lighting in all public and communal areas, designers wrote.

Salt Lake City residents and visitors can expect a snarl of construction in coming years in the heart of downtown. The Astra Tower will be just across the street from a 262-foot, 270-unit residential tower called Liberty Sky at 151 S. State and barely a block away from a 395-foot office building named Tower 8 coming to 95 S. State, directly west of the new Harmons full-service grocery store.

Robinson said the site of the former Carl’s Jr. drive-thru is a fitting spot for a new Salt Lake Tower, right on the east side of the downtown core and a desirable address for people wanting to live or work in Utah’s capital...

...“This particular project is going to be a visible contribution to our skyline,” Robinson said. “That has impacts on the image and quality of the city that we want to project beyond just Salt Lake City, but this is an ongoing addition to the postcard picture of downtown.”...

This is the shoring work that is going in prior to the excavation. The piers will happen when the excavation for the mat footing is complete.

Not quite yet, but very soon. If those are caissons and not sheet piles for shoring, then as soon as one of those goes in, that's considered foundation work.

Concrete pour could be for the shoring for excavation against an the adjacent structure. We have done that in the past.
