Montrose desperately needs a better urban environment to go along with its cultural character and that doesn’t seem to be happening.

Developers in Houston seem to be, for the most part, cheap, unimaginative, risk-averse, and only out to make a quick buck.

1920 West Alabama - Montrose

New 13-story, 390 unit apartment tower proposed by US Living for a portion of a block along West Alabama near Hazard Street. The site was once proposed for a 6-story project about 6-7 years ago. Current renderings are likely a placeholder and mirror a 13-story project the developer has at 1180 W. 18th in The Heights (seen on the previous page). Timeline for both towers would be 2022-2024.

McNair / Cockrell Interests Apartments

Per Community Impact Newspaper

Officials with the Houston-based developer and investment firm McNair Interests announced March 29 plans to partner with Cockrell Interests on a new multifamily project in the Timbergrove area.

The 400-unit project will be located at the southeast corner of West 11th and Maxroy streets, said Drew Steffen, senior vice president of real estate with McNair Interests. The 6-acre site has been cleared in preparation for construction, but details on a construction timeline are being finalized, Steffen said. The site once served as the location of Schill Steel Services, which closed in 2019.

That huge parking garage with some offices on top is so typical Houston. I think there's another one somewhere in the Memorial area in planning too.

Office/residential over parking podium/garage is a sunbelt feature. The planned medical office in Montrose will have a ground level tenant per the blurb.

I just wish Houston would do a better job making it's streets pedestrian/bike friendly.

One issue is it is so risky to build underground in Houston because of the water table. Rather than put parking underground, we usually have to put it above ground. I mean, I think they do the best they can with the parking garages. They didn’t just make it a concrete slab.

There are lots of underground garages in Houston. All over Downtown (Library, Tranquility Park, Jones Plaza and all the venues surrounding it, Discovery Green to name a few) and under the Galleria… even under the Whole Foods on Elgin. It just costs money to do it.

The entire building is an unimaginative eyesore.
