Looks like Capgemini America will be consolidating their three smaller offices in SoMa and consolidating into one single larger office at The Canyon.

Amidst a struggling commercial real estate market, Mission Rock has proven a bright spot for San Francisco. Phase one of construction is wrapping up now in Mission Bay, which Tishman Speyer credited to Visa’s decision to move their global headquarters into Building G, and the team announced five new retail tenants secured last month. Now, the podium office space in The Canyon has been leased to Capgemini America, the US arm of the France-based global technology company.

In a quote shared with YIMBY, Tishman Speyer’s Managing Director Maggie Kadin told us, “We’re thrilled to welcome Capgemini to Mission Rock. Our vision for Mission Rock is now quickly coming to life as we are joined by cutting-edge companies, residents, and retailers that embody our commitment to sustainability, collaboration, and community.”

The new lease was first reported by Laura Waxmann for the San Francisco Chronicle. Waxmann writes that the firm will move into the third floor of The Canyon starting in April next year, though the project team could not confirm the move-in date with YIMBY. Once established, the company will occupy approximately 30,000 square feet of the nearly 50,000 square feet available in the Canyon, according to the project plans.

Mission Rock is a massive redevelopment of the Giants’ surface parking lot spearheaded by the baseball team and Tishman Speyer. At full build-out, the project will include roughly 1,200 housing rental units with 40% affordable, 1.4 million square feet of offices, 200,000 square feet of retail, and eight acres of new public parks and open space. In early August, the development team announced that five new retail spaces had been secured, including two restaurants, a bakery, an outdoor gym, and a barbershop.

Looks good! Just wish these were a little bit taller. The Canyon would look super cool if it tapered up to a point. Still nice buildings nonetheless.

Some updates for Mission Rock:

The pedestrian pathway between The Canyon and the Visa building is still closed, but looks about ready to be opened. The first of the sculpture/sidewalk activation ornaments is in as well:



The road between the other two buildings is still more of a work in progress:



The Visa building looks like it's nearly finished too and they are adding in some details along the parts of the frontage that don't have retail:

There's also some way-finding signage in now (though the "you are here" marker on this sign is wrong lol).

@homebucket - it also looks like the section of the park where they would be altering the seawall to create the beach has the same treatment as the "future phases" parts of the development. I guess that's why they haven't touched that yet while making pretty good progress on the rest of the park

Nice updates, obemearg! Thanks for taking a look at the park as well. Hopefully they don't try to value engineer the seawall portion out of the project in the "future". But glad they are still working on at least part of the park so a portion of it can be enjoyed first.

Not sure if this is still the case buy SFYIMBY said early 2024. I think they probably need to finish up some of the utility work on 3rd street first to get the through street open?

The projects website says the "inland portion" of the park should be completed in Q1 of 2024. Hopefully it opens up soon. This quarter they are working on:
  • Utility Work
  • Restroom installations
  • landscaping
  • decorative concrete
  • and the bay trail

Thanks! And I agree, hopefully the park ends up looking the same as the original renderings / plan. It doesn't really seem like they've cut any corners elsewhere so fingers crossed.

Ah, thanks for the update! I was there a few weeks ago and expected to see the VISA Building ready for occupation but there was an abundance of construction equipment still in there. Same applies with the shortest building in the complex. On the bright side, The Canyon is open for tenants and has been for months. Mission Rock is the coolest construction project in the city, especially considering Hayes Point is still stalled.

Quick update on these...

Pictures are a few weeks old but the park looks to be making good progress. There's grass!





And in general the streetscape is coming together too.





It seems like this project is also doing a solid job at attracting tenants. Some new announcements:
  • Quick Dog (From the team behind Trick Dog)
  • An un-named restaurant from from the team behind Che Fico.

Yeah, that green tower is badass. I love this whole development. Have plans been announced for the remaining large parking lot next to the Muni station? Not sure if that's part of the Mission Rock development or not.

It's in the general plans. I haven't seen any renderings.

Wasn't financing and timing all contingent on sales/market conditions for the initial phase of work? Unfortunately, I don't think there are any firm plans or designs for the remaining phase(s) at the moment.

One of the things I miss doing in the Bay is driving up from SJ to explore, especially Mission Bay/Rock.

I can't wait for later this year when the weather is nice and warm, just talking a stroll through the Mission Rock park then catching a Giants game!
