Boring design but good infill and continues the development of Jackson Ave as a major corridor.

Developers Close On $95M Financial Package To Complete 27-01 Jackson Avenue In Long Island City, Queens

Fetner Properties and Lions Group have closed on a $95 million construction loan to complete a new high-rise residential tower at 27-01 Jackson Avenue in Long Island City, Queens. Designed by SLCE Architects, the building will top out at 27 stories and comprise just over 151,000 square feet.

The developers have formed a joint venture American Lions, LLC, to complete the new property and the financial package was provided by Bank Leumi USA, Leumi Partners, and Israeli Discount Bank.

“Fetner Properties has a longstanding commitment to building, owning, and managing high-quality mixed-income projects in New York City, and we are excited to officially commence construction of 27-01 Jackson,” said Hal Fetner, president and CEO of Fetner Properties. “This milestone represents the cumulative efforts of colleagues and professionals across many disciplines over a period of years, all against the headwinds of a national pandemic, and we are grateful to all.”

The residential component at 27-01 Jackson Avenue will occupy roughly 140,000 square feet with 164 rental apartments. When complete, 30 percent of available units will be marketed as affordable homes.

Updated renderings reveal a sleek glass-clad exterior with pale metal supports arranged in a standard grid pattern. The building’s façade is significantly simplified compared to previous renderings released by the architect last August.

“I’m thrilled to be building another project in Long Island City, as well as continuing to strengthen our relationship with Bank Leumi and Leumi Partners in addition to building a new one with Israeli Discount Bank,” said Albert Shirian, co-founder of Lions Group. “Joining forces with Fetner was a natural fit, as we are both multi-generational family businesses dedicated to bringing the absolute best product to New York City residents. To commence our work together is a real honor.”

To date, the project team has not confirmed when the building might be completed. It is also unclear which household incomes will be eligible for the affordable housing component.

Permits Filed For A 49-Story Residential Tower At 26-32 Jackson Avenue In Long Island City, Queens

Located between Purves Street and Dutch Kills Street, the lot is two blocks from the Queens Plaza subway station, serviced by the E, M, and R trains. Albert Shirian of NY Lions Group is listed as the owner behind the applications.

The proposed 526-foot-tall development will yield 384,043 square feet, with 364,120 square feet designated for residential space and 19,923 square feet for commercial space. The building will have 363 residences, most likely condos based on the average unit scope of 1,003 square feet. The concrete-based structure will also have a cellar but no accessory parking.

SLCE Architects is listed as the architect of record.

Demolition permits were filed in October for the commercial structure on the site. An estimated completion date has not been announced.

27-01 Jackson Avenue Begins Ascent In Long Island City, Queens

Construction is rising on 27-01 Jackson Avenue, a 27-story residential building in the Court Square district of Long Island City, Queens. Designed by SLCE Architects and developed by Fetner Properties and Lions Group, the 151,000-square-foot tower will yield 164 rental units with one-third dedicated to affordable housing, as well as ground-floor retail space and approximately 90 parking spaces on the first three levels. Lions Group II, LLC is the general contractor for the property, which is located at the corner of Jackson and 43rd Avenues.

At the time of our last update in March, excavation was still progressing behind the green sidewalk scaffolding. Since then, below-grade work has concluded and the reinforced concrete superstructure has begun to climb above street level. Crews were spotted tying the steel rebar and assembling the concrete formwork and dense lattice of temporary scaffolding that will help to create the columns, walls, and floor plates. Construction should continue to ascend throughout the remainder of 2022 and top out sometime in the first half of 2023.

The only exterior rendering of 27-01 Jackson Avenue is showcased above in the featured photo. The image is oriented looking north, diagonally across the intersection of Jackson and 43rd Avenues. The podium height matches the roof line of the adjacent low-rise neighbor to the north, while the rest of the tower has a fairly orthodox-shaped massing with a uniform glass curtain wall.

Two elevation diagrams are posted on site and show a setback on the eastern side of the building that would likely be topped with an outdoor terrace. A mechanical bulkhead caps the superstructure.

That's decent height given the size of the lot and floor count.

Should this thread be merged with the one for Jackson East/West? This and the development across the street are being built by Lions Group.

^ nice — i was by there a couple floors ago and they were clanging and banging away on it. and yes across the street too. a lot going on around there!

I call it the construction district of LIC. There's a ton of activity going on right now between Queensboro Plaza Court Square.

Some pictures I took of towers u/c in LIC from Skillman Ave looking West.

27-01 Jackson is the one without a tower crane.
