Melo Group has filed new plans to build a massive twin-tower Edgewater project called Island Bay, which could become the biggest ever condo development for the company.

Twin towers would rise 60 stories, or 648 feet above ground. That matches or exceeds the height of the tallest buildings planned or completed in the neighborhood.

In total, 782 residential units are planned between the two towers, which will likely be condos based on the design and location.

Renderings show the towers would have a zig-zag design along balconies, and also appear to have a lighting scheme at night.

Developer Melo Group is requesting approval from Miami-Dade’s Shoreline Review Committee for the proposal. Melo will also need city approvals to close streets for the building’s footprint, although the developer says they will dedicate back land to the city in exchange.

Arquitectonica is the architect.

The design facing Biscayne Bay is nice and of course the city side is boring. I don't know why the city of Miami allows the backside of these towers to be so uninspiring.

MELO SIGNS UTILITIES DEAL FOR NEARLY 800 RESIDENTIAL UNITS AT TWIN-TOWER ISLAND BAY IN EDGEWATER

The twin towers of Island Bay will include 792 residential units and 12,600 square feet of retail, according to the utilities deal.

Elysee has put a mark the skyline of edgewater and now 3 more 600 footers are coming. It reminds me of how One 57 ushered in a new era of luxury towers along NYC's billionaires row.

Melo Group’s Aria Reserve in Edgewater was granted a key approval this week, and sales of condo units are said to be strong.
Miami’s Urban Development Review Board voted unanimously on Wednesday to recommended approval of the project to Miami’s Planning Department.

The 60-story towers will top off at 637 feet above ground, or 649 feet above sea level.

62-Story Aria Reserve To Break Ground In May, Now 90% Pre-Sold

Developer Melo Group has announced a groundbreaking date for the first 62-story Aria Reserve tower.

Construction is expected to begin in May 2022, Melo said.

The developer also said it will launch sales for the project’s second tower within the next 30 days, after notching strong sales at the first tower.


More than 90% of the 383-unit first tower has been pre-sold, with reservations now being converted into contracts, according to Melo.

In total, over $600 million worth of sales have been recorded since reservations begin in Summer 2021.

Approximately half of the tower’s buyers are from Latin America and half from the United States, mainly from out of state, Melo added.
